    Smart investment move:

    Buy a Plot for 60 lakhs and keep it for 4 years

    After 4 years when these so called premium projects will be ready...have a look

    With present over supply in appartments...dont expect prizes zooming...infact such premium projects will have less premium....

    If you like it....sell ur plot and buy...

    Dont make the BLUNDER of buying a Premium Appartment Project in Noida......This is NOT the Time...

    Buy a small plot instead in govt. Sectors...
    Keep extra money for other investments....like fd, gold, etc etc whatever suits you
    After 4 years ...sell both and buy what is READY


    Last option..in case u definately want to buy RE in noida now:
    Buy a small appartment (900-1200) instead of these premium projects....in project like LP, LZ, etc etc....and pay in CLP
    Keep rest money in other investments like Fd, gold
    After 4 years sell both and buy whatever is READY

    In todays time....the ONLY people who should take Home loan shud be the ones...who have limited budget of 20-30 lakhs and want for END USE.

    Everyone knows that Real estate is approaching turbulent times.....and its coming soon....

    And when it will get hit.....you will see premiums crashings....small time investors dumping.....many projects getting stalled.....and worst hit (in terms of premium) will be Premium segment...

    There is way toooooo much supply.....its crazy out there

    Only Hope...Govt. Wakes up and puts enough to bring corportaes, MNCs and industires in thie region....

  • Gold is already on a high by the way. I don't think Gold will give better return than Real Estate now on. As for FD's , the returns barely cover inflation these days.

    This seems a good project for end users, but Jaypee may suffer badly if BMW loses.

  • JP (Kensington) plots min ticket size 75 Lakhs, 60% already paid to builder i.e about 50 L + down payment needed.

    Location wise, sice etc these new flats and specs are quite good - definitely better than Kube and Pavillion

  • They have launched small i.e 1500 sf 3BHK at 4800 psf = 70 + 10 Lakhs or so.

    Floor plan not yet out. They have launched this because Krescent home did not sell. Probably only a few towers will be launched now, just to keep the bookings coming.

    These are likely to be the cheapest flats in this location (except for Kube and Kensington blvd).

    All future launches in this location are likely to be super luxurious and prices will keep going up for each subsequent launch.

    Since Krescent home did not sell, they will probably relaunch another project adjacent to Kasa and Krescent, which will be much cheaper than Krescent, which was overpriced for its location and cheated people by saying it was near the golf course - which is actually far far away.
