Hi Friends,

I am looking to buy a 2BHK (ready-to-move) in an apartment in Noida on a good location (wrt locality and connectivity with Delhi) and with area of around 1100-1200 sqft. Also, my budget is 30-35 lacs (excluding registration).

Can you please provide me your useful suggestions regarding this that which sector or apartments I should look into?

  • In this budget you would not get 2BHK ready-to-move in Noida.
    I would like to know too if 2BHK comes in Noida in this budget.

  • In my opinion, 2 bhk in Noida would cost upwards of 40 lacs. Also, you've to bear in mind the "coloured" money component involved.

    In 35 Lac you can not get specious ready to move 2 BHK (1100-1200 sqft) in Noida. If you go for under construction properties in Noida then you can get with 2-3 years of possession time.

    In Greater Noida you can get ready to move specious 2 BHK (1100-1200 sqft) in 28-35 Lac , price will depends upon location in GN . GN is 25 KM far from Noida Sec- 18, 30 KM from Delhi Ashram , 40 KM far from Connaught Place. Due to express ways (Toll Tax have to pay) you can cover distance fast on car.

    In Vasundhara Ghaziabad you can get ready to move specious 2 BHK (1100-1200 sqft) in 32-34 Lac . Vasundhara GZB is 6 KM far from Noida Sec-62, 4 KM far from Vaishali GZB Metro Station , 6 KM far from Anand Vihar Delhi Metro / ISBT / Railway Station , 18 KM far from Connaught Place. In peak hours some traffic problem are there in Vasundhara but situation has improved a lot in last few months, however after entering into Delhi (6 KM far) all roads are just as good as express ways and without any toll tax.

    How about taking an apartment in Indirapuram rather?

    How about comparison between a flat in Indirapuram and the same flat in Noida (if the Noida one is around 5-7 lacs costlier than the indirapuram one)? Question here is that one should go with Indirapuram one or Noida one (if it is affordable on stretching a bit)?

  • Rabindra: Coloured money is Black money. Generally certain percentage of the cost of the flat will be taken as cash(to save on capital gains tax)
    Also, 35 lakhs for a ready to move in 2bhk is way too optimistic in Noida. You need to increase the budget by atleast 5 lakhs to buy something.

    I always rate Indirapuram as a best place in all terms for end users. At this time IP have good value for money but unfortunately at this time minimum cost of 1200 SQF 2 BHK (Ready to Move) is 40 Lac+ in good Indirapurm societies. However small 2BHK of less than 1000 SQF can be find in good societies of Indirapuram in 35 Lac. Specious 2 BHK Builders floors can also be purchase into Indirapuram in 35 Lac.

    Indirapuram & Noida both are equally good. I can not rate one is good and other is more good. Main difference is price, if you can increase your budget to 5-7 Lac and if you feel more comfortable in Noida than go for that.

    As for Indirapuram, it is 2 KM far from GZB Vaishali Metro Station , 2 KM far from Noida Sec. 62 (Major IT Jobs area) , 4 KM far from Anand Vihar Delhi Metro / ISBT / Railway Station , 14 KM far from Connaught Place (NO TOLL TAX) , 33 KM far from Airport , 38 KM far from Gurgaon Udyog Vihar (Only 4 Red Lights using barapulla flyover) . You can reach Gurgaon either by Metro or by Car/Bike in less than 1 hour. After common wealth game there are very few red lights from Indirapuram to Gurgaon and all roads of this route are of 8 Lane or more, 6 KM long Barapula elevated road has also reduced the travel time at least by 20 minutes. No traffic jams , No too many red lights. Follow below Google MAP URL for actual distances for Important NCR destinations from Indirapuram Ghaziabad.

  • Indrapuram and Vaishali are very crowded areas with encroachment on major roads. long long power cuts, hard water, poor infrastructure I feel though roads are improved now.

    I am not promoting any area, all depends upon user personal choice where he want to live. This depends upon several parameters like budget , Job location , family member priorities , which type of locality he like ..... and several other factors. However I would like to clarify few of your points.

    As for powers cuts, situation has been improved a lot from last year. 2-3 years before situation was really worst but now after setting up several new Sub stations in all ghaziabad areas power cut situation has been improved a lot. during last year summer and in this season there is a fix power cut of 4 hours in a day at least in my GZB area where I am living. If person is purchasing flats in a good society then for basic use society also provide 100% power backup hence now this can be managed during 4-5 hours of fix power cut.

    Hard Ground water problem is everywhere in NCR, very few location in NCR has sweet ground water. Now all society (even builders floors) provide RO Filters water (individual RO units also very cheap now), so this is not a big problem in any location of NCR at this time (including GZB). GZB authorities also providing Ganga Water 2-3 hours in a day, areas of Ganga Water supply has also been increased a lot during last 2 year.

    You are right , infrastructure is just fine in Vaishali , Vasundhara , Indirapuram. But several improvement has been done during last 1 year, and in next 2 years it will improved a lot. Also remember Delhi is just 2-6 KM from these area and after Common wealth game the infrastructure of whole East Delhi has been improved to a very good standard. Common wealth game village is just 5-9 KM from these GZB areas.

    In several areas of GZB, cooking gas supply has been started using Gas Pipe line by IGL. Authorizes providing such facility even for builder floors. In next 2 year whole Ghaziabad will be cover by Gas Pipe line by IGL.

    You are absolutely right for Encroachment on major roads, but again I want to let you know that few people like it and few not. Due to crowded areas you can reach to above locations even at 11 PM without any fear, however in several GN area you can not move freely & fearlessly even at 10 PM.

  • While its a much delayed project - Omaxe Grand Woods is a project worth considering which you can get at about 40-45 lakhs for 2 bedroom 1100 sq ft depending on deal and location.

  • For Omaxe, thats the company price. Original bookings were at 3565 per sq ft. You can easily get a deal in the range of 45. Most websites have sellers in this range
