Prateek Stylome by Prateek Group in Sector 45 Noida

    Hi All,

    This is to inform group here of a very sad incident Prateek Laurel. Today one of the flat owner died in phase-2 because of faulty construction by builder. He suffered from electricity stroke because earthing was not properly done in that tower.

    May his soul rest in piece.

    Im putting this here to highlight

    1. How a greedy builder is taking chances with lives of people

    2. How collectively we as public in pursuit of profits ignore sth as important as quality of construction and in the process unknowingly compromise with safety of ourselves and our families

    High time has come when we start questioning these greedy and cocky builders on important issues and not only on what is the latest price / discount/ transfer rate etc

    Shame on Indian real estate...shame on all of us

      Please help me in deciding between Stylome (sector 45) and Hlios (sector 78). I have done some homework myself:
      Prateek Stylome (size 1845)
      1) Location wise better.
      2) Builder name more popular
      3) Resale will be easy (I am purchasing it for investment for 3 years)
      Concerns
      1) Possession 2 years from now.
      2) Construction quality is average.
      3) Not as spacious as Helios.

      Sunshine Helios (size 1575/2050)
      1) construction quality is better
      2) spacious
      3) more end user oriented (especially IT guys) and hence occupancy in the project will be fast.(I am purchasing it for investment for 3 years)
      4) available @5950 from secondary market (size 2050) (Cheaper than Prateek Stylome)
      5) Possession before Diwali/year end (so appreciation will be faster)
      Concerns
      1) Very dense sector (sector 78)
      2) Nallah and samshan ghat in front of the project.
      3) entrance not the best (a small road is leading to the project)
      4) I think reselling it will be difficult than Prateek stylome.

      In which project will appreciation be better and resale will be easier? (3 years perspective).

            Stylome pocession will start after Depawali or December.

            Good appriciation.

            Sector 78 will be in a CAHOS condition after 3 years.

            Do you enough roads for all the Traffic that will be generated there?

              I had a look at the sample apartment of Prateek Stylome, it looked impressive. I need it for end use, Can somebody advice whats its exact possession date? and how is sector 45 for living

                  How is Sector 45 as future prospects. I feel its the closest Sector to live near Delhi. Is any commercial activity coming there to meet up the needs of the people there since we have Amrapali, NRI Residency coming up there. I searched through whole Noida, the features they give are best as to to others. ATS hamlet is little too expensive for me and I need to live as near to Delhi.

                  Need genuine advice.
