        If so then that's really good.
        Generally there us a difference if minimum 500 RS per sq foot in normal projects to 2000 per sq foot in luxury projects.

        Good going you all IF that's true.

          I visited Stylome site yesterday and overall progress looks good to me. We saw new sample flat (3000 sq ft in E block) and also 2 actual flats (2475) in E tower. The entry to other towers was not allowed due to ongoing construction activity and they insisted to come towards Jan-end to see flats in other tower. The quality of doors, bathroom fittings etc seems a notch below original sample flat that was shown to us at time of booking. However, they said that actual doors have not been finalized yet. The lack of sunshine for park facing flats on lower floors was a known problem but the view from balcony is still not bad at all. The space in middle for playing arena, courts etc and swimming pool design was looking good from top. The structure looks quite dense/claustrophobic from outside but it looked better from 3rd floor balcony. They are confident of giving possession in April 2015 as committed before but looking at current state I am hoping that society will become livable in a year from now. I was also surprised to see other projects such as NRI/Unitech/Gardenia stuck at a certain stage for last year or so. I hope Prateek lives up to our expectation in terms of delivery.
          Anyone has additional input/feedback on overall project and area?

            Below are some facts to judge that Real Estate price in Noida is manipulated, hyped and inflated by builders and AGents:
            1.) All economic survey says that in last 5 years (2009 to till now) in Delhi-NCR Real Estate prices have got increased by 30 to 40% e.g. 6- 8% yearly.
            2.) Most of the projects in NOIDA, which have been launched in 2009 to 2011 has the logging or booking rate of 2000 to 3000 /- SQ Feet.
            3.) Now in 2014; for the same flat, which have got booked into 2009 to 2011; asking prices are 5500 to 6500/- SQ Feet.
            4.) This is simply a 130 to 250 % increment. But, economic survey says it should be only 30 to 40 % hike e.g. actual rates are 3300 to 4500/- per SQ feet.
            5.) Sellers give the reason that builders are selling the same flat in 5700/- To 7500/- so, why we should sell in less.
            6.) Point to be noted that sellers are taking the bench mark of what builders are quoting, rather what survey says.
            7.) This itself proofs that prices are getting manipulated by builders and agents lobby.
            8.) Because of the manipulated prices; end users are getting end up with taking more loans and to pay more EMIs for 20 years.

            Just imagine; one end user (who is going to stay in the flat forever and will take the burden of loan) is ending up to pay the more EMIs.
            This 20 years of loan term will end up to pay double of this inflated price. e.g. if, you are paying 30 lakhs extra because of this manipulated
            price then, in 20 years of loan term, you will end up to pay 60 Lakhs.
            In reality, Real Estate market is severely bleeding because of the greed of builders and agents.
            Its your choice now to pay the hefty EMI or to wait for the price correction.

            Precautions for the end users:
            1.) Dont take the decision to buy a home in sentiments rather; watch that how prices are getting manipulated. Otherwise; you will end to pay only bank EMI's and Loan.
            2.) Do not be caught into the trap of a builder and agents.
            3.) WHatever prices sellers are quoting; simply reduce the price by 25 to 50% and say that I am interested to buy in this price.
            4.) Remember one thing always; builders will not get impacted by this low SELL/DEMAND of the property in the market because, they
            have already sold their inventories to the small investors with showing all types of the day dreams of doubling or tripling the money in just 3-5 years.
            5.) WIth this all day dream; small investors have taken the bank loan and booked the property at the time of launch.
            6.) These investors are now paying the bank interest since last 3-5 years and will continue to pay the EMIs. As much as these investors are waiting
            for a buyer; they are ending up paying more and more interests. Point to be noted here that; banks recover 80% of the interest amount in 5 years of loan term.
            7.) These flats are not going to be keep vacant or unused for long term because; govt. is bringing one law to put penalty (in terms of more property TAX) on such type of properties, which are un-occupied.
            It is same as the govt. has the law that one can't leave an alloted plot without any construction for a long time.
            8.) Never believe in this argument that property prices always increase so, it will increase only. No!! it is not correct. Example is Greater NOIDA.
            In last 3-5 years; GREATER NOIDA has seen the down in prices rather any rise.
            9.) Most of the flats possessions are coming in 2015 first 2 quarters and let investors pay the registration , service tax, increased area amount
            to builder & stamp duty charges, which are again a huge amount. This will be another setback and crash in the property prices in NOIDA.
            At that time; investors will search for the end buyers desperately to avoid these heavy charges.

                Lift Fell in Tower O of Prateek Wisteria

                Lift in Tower O of Prateek Wisteria had a free fall today from middle floor till basement. There was a kid and mother in the lift. Thankfully both were safe. No response from Prateek maintenance team even after repeated highlights..Such a shameful act and a pathetic builder.

                  which of the two is a better option

                  prateek stylome (1850) or prateek edifice (2070)

                  builder is same and segment is almost same as well. I think Edifice might have a better location but stylome's location is not bad either. Maintenance is also a debate point for edifice.

                  Good thing about stylome is that possession is expected in 6 months. What should be a good resale rate (All inclusive: other charges, service tax and transfer).

                    whts the status of the lifts installation in the Towers. Is the visit of the individual flats are allowed the the management.

                      i feel possession of the flats will take at least one year approx jan 2016.
