Haven't seen a thread on this project in this forum hence starting one.

Anyone heard of it yet? I got mailer from 2 days back about this. this has studio+2bhk aprtments, bsp is 2850. Location doesn't look impressive as its behind BG coming from eway. But one good thing is typeA aprtmnts have 2 aprtments/floor and its G+14.
Have few Q's:
BOP is said to be mkting partner..Wht's that? Logix is way behind 3c in terms of mkting, so are they hiring professionals to do this on their behalf?
CP Kukreja is architect n engineers .. Any info on their reputation pls?
Who are the builders/contractors for this?
Couldn't find expected delivery date in the site.
Sector 141 is just opp this prj, anyone has first hand idea of that sector? Is it a village?

I'll call logix office tmrw morning to inquire about these but any details by members of this forum is welcome.

  • I think u can get around 3600-3700 bsp in logix zest ..Below this is advertising stunt ..i tried calling few on 99 acres and u can easily see this...3600 bsp with covered car parking at concessional rate of 1.5 lakhs is ideal price....some dlrs r making fool by quoting lower bsp but then asking 1 lakhs additinal for covered car parking or offering open car parking ...

    For your kind info there is only open car parking in Zest for Re1.5 Lacs.Price list attached for reference

  • We ppl here on this forum always discuss about base rate .. but bhai log BSP entierly depends on (in resale)other features as well.. like facing , floor , 2BHK or studio ect ect.. so can we consider the BSP in resale of a park facing lower floor unit equal to the non park facing and heigher fllor unit?? would any one be ready to sale his/her good(comparitivly) unit at same price with heigher one (unless not in urgent need of money)??

    BSp rate is too difficult to dicide for entire project..We should try to focus on the price on which actual deals are happening not on hyputhetically stated prices and situation.

    Fellow members members pls share the actual deals if any one has bought unit recently in Zest..

    I had been told by broker that 1.5 is car parking for all unit in zest infact in greens too !

    Now logix is giving parking @1.5 but its open parking. Initialy for studio covered parking was at 1.5 lakhs and for 2BHK 2.5 Lakhs.

    I am getting a decent resale offer and I have few questions around it. I request senior members to reply me on this.

    First, i am getting this deal at 3600 BSP + 590 Other charges + 1 Lakh Club memeber ship. Is this good ?
    Second, Discounted covered parking is included in the BSP, is this possible? Owner purchased it in April,12.
    Third, There are transfer charges of 150/sqft, who pay these charges, Owner, Buyer or both 50/50
    Fourth, There is a demand to pay premium amount at the time of Bayana, rest one month later. Is it safe to do so or if it is work like this only. please suggest , as this will be my first deal. Rest amount will be paid my bank as, i am taking a loan on this.
    Fifth, is this a good investment. how much I can expect it to be in next 5 years.
    Sixth, any suggestions for the deal, as I am about to close it very soon.

    no, discounted covered car parking was not included in bsp..pls recheck allotment letter.

    transfer charges by buyer but lok out for units where first transfer fee , its easy to search them

    I will suggest go for 100% white deal so that you dont have to pay any cash ...100% white deal may be available in market...otherwise yes if u can take risk then cash needs to be given after agreement.

    this is ia excellent investment but u need to hold for 3 yrs minimum.
