    Hi,

    I am getting a decent resale offer and I have few questions around it. I request senior members to reply me on this.

    First, i am getting this deal at 3600 BSP + 590 Other charges + 1 Lakh Club memeber ship. Is this good ?
    Second, Discounted covered parking is included in the BSP, is this possible? Owner purchased it in April,12.
    Third, There are transfer charges of 150/sqft, who pay these charges, Owner, Buyer or both 50/50
    Fourth, There is a demand to pay premium amount at the time of Bayana, rest one month later. Is it safe to do so or if it is work like this only. please suggest , as this will be my first deal. Rest amount will be paid my bank as, i am taking a loan on this.
    Fifth, is this a good investment. how much I can expect it to be in next 5 years.
    Sixth, any suggestions for the deal, as I am about to close it very soon.

      Sharma jee, 3600 BSP is expensive for this project, but if you will get 3600 AI then its optimal cost.

            yes its a good deal just check on covered car parking.

            no, discounted covered car parking was not included in bsp..pls recheck allotment letter.

            I will suggest go for 100% white deal so that you dont have to pay any cash ...100% white deal may be available in market...otherwise yes if u can take risk then cash needs to be given after agreement.

            this is ia excellent investment but u need to hold for 3 yrs minimum.
            Sixth, any suggestions for the deal, as I am about to close it very soon.
            Jus ucheck if you are getting covered car parking at 1.5 lakhs or not.

                transfer charges paid by buyer but look out for units where first transfer is free , its easy to search DIRECT SELLERS on website like OLX.

                  Yes, parking is not included in the BSP, it is of additional cost of 1.5 lakhs and it is covered parking.
                  Yes, I am getting some first transfer deal.
                  Yes, I am getting some direct seller, so able to avoid some cost of dealer commision.

                  One more question for you, as i said I am new. What are the benifits I would get if I do the deal on complete white. Do i get cheaper deals on white or black? Does it impact on tax or will it be good if I am thinking of selling this in next 5 years.

                    Yes if you get a full white deal, u will get the benefit while selling as by 5 yrs circle rate shud be high so clearly if your buying is at full white then u get the benefit straightway..also rate looks to be good ..@3600..actually the more u look out for white deal the more prices will go up..for more deals try OLX website or 99acres....what is best rate wht u hv been offered.....

                      Hi,

                      I have been offered 3500 & 3600 but not from the direct seller. In most of the units there is discounted covered parking of 1.5 lakhs and other charges. There will be dealer commision as well, all the direct sellers are asking high price. With 3500 deal there are charge of 150sqft is involved , as it is a second sell.

                      Please let me know if in case you have any fruitfull deal for me.
