Haven't seen a thread on this project in this forum hence starting one.

Anyone heard of it yet? I got mailer from 2 days back about this. this has studio+2bhk aprtments, bsp is 2850. Location doesn't look impressive as its behind BG coming from eway. But one good thing is typeA aprtmnts have 2 aprtments/floor and its G+14.
Have few Q's:
BOP is said to be mkting partner..Wht's that? Logix is way behind 3c in terms of mkting, so are they hiring professionals to do this on their behalf?
CP Kukreja is architect n engineers .. Any info on their reputation pls?
Who are the builders/contractors for this?
Couldn't find expected delivery date in the site.
Sector 141 is just opp this prj, anyone has first hand idea of that sector? Is it a village?

I'll call logix office tmrw morning to inquire about these but any details by members of this forum is welcome.

    Quoted price is also mentioned there... bahut inventory bachi hain yaar...don't worry. Resale will be cheaper....try it.

    नोएडा। सिटी सेंटर पर ट्रैफिक और लोगों को परेशान करने वाले रोडवेज बस अड्डे का नया ठिकाना नोएडा और ग्रेटर नोएडा एक्सप्रेसवे पर होगा। सेक्टर 143 में 20 एकड़ जमीन पर इसे तैयार किया जाएगा। सीईओ ने नियोजन विभाग को इस पर कार्रवाई शुरू करने का आदेश दिया है। इसमें बेसमेंट सहित तीन मंजिलें होंगी और एक ही जगह सारी सुविधाएं मिलेंगी।
    बस स्टैंड, रेलवे स्टेशन और एयरपोर्ट शहर से बाहर बनाए जाते हैं। मकसद होता है, शहर की सड़कों को जाम से बचाना। नोएडा में रेल है नहीं और बस अड्डा शहर के बिल्कुल बीच में है। ऐसे में बसों के आने और जाने की वजह से अक्सर समस्या खड़ी हो जाती है। इस संबंध में नोएडा ने नई योजना तैयार की है। सेक्टर 143 में बस अड्डा बनने से आगरा और दूसरे जिलों से आने वाली बसें यहीं रुक जाएंगी। लोग बाद में दूसरे साधन से शहर आ सकेंगे। सीईओ ने नियोजन विभाग को कंसलटेंट नियुक्त करने और निर्माण शुरू कराने को कहा है।

    कैसा होगा स्वरूप
    तीन मंजिला बस अड्डे के बेसमेंट में पार्किंग और सर्विस स्टेशन होगा। ग्राउंड से बसें जाएंगी। पहली मंजिल पर टिकट घर, यात्रियों के लिए प्रतीक्षालय और फूड कोर्ट होगा। दूसरी मंजिल पर रोडवेज का पूरा आफिस और अन्य सुविधा केंद्र होंगे।

    शहर में नहीं आएंगी बसें
    नए बस अड्डे के निर्माण के बाद शहर में रोडवेज बसों को प्रवेश नहीं दिया जाएगा। ये सभी सेक्टर 143 में रुकेंगी और वहां से यात्रियों को दूसरे साधन मुहैया कराए जाएंगे। एक्सप्रेसवे पर होने की वजह से पश्चिमी उत्तर प्रदेश के तमाम स्थानों से आने वाली गाड़ियां ग्रेटर नोएडा होते हुए आएंगी।

    ट्रांसपोर्ट नगर संभालेगा भारी वाहन
    औद्योगिक इकाइयों के भारी वाहन ट्रांसपोर्ट नगर में खड़े होंगे। रोडवेज बसों और भारी वाहनों को शहर से बाहर करने के साथ ही अंदरूनी सड़कों के जाम को काफी हद तक सुधार लिया जाएगा।

    बसों की मरम्मत का होगा इंतजाम
    एक्सप्रेसवे के किनारे बनने वाले नए बस अड्डे में गाड़ियों की मरम्मत का पूरा इंतजाम होगा। बेसमेंट में सर्विस सेंटर के साथ वॉशिंग की सुविधा रहेगी। इससे रोडवेज की सामान खुले में पड़े होने से खराब होने की शिकायत भी दूर हो जाएगी।

    युद्ध स्तर पर किया जाएगा निर्माण
    ‘देश और विदेश को डिजाइन करते समय यह ध्यान रखा जाता है कि ट्रांसपोर्ट की सुविधा शहर से बाहर रहे। नोएडा बसाते समय सिटी सेंटर शहर से बाहर था, लेकिन अब यह सेंटर बन चुका है। इसे ध्यान में रखते हुए नया बस अड्डा बनने की तैयारी हुई है। इसे युद्ध स्तर पर तैयार किया जाएगा, जिससे सड़क जाम मुक्त हो सकें।’

    I would rate this as DECENT...though too hype has been created due to SEZ and now ISBT... still, too early to comment...let the constructon work for ISBT start...

    Present favorable factors - Noida-GN expressway / YEW / proximity to FNG (without F) and sector-137 (this sector is better in terms of investment though expensive)

    Hope ISBT really comes to this sector... it is too early to believe this is actually happening... let the construction start...

    Something does not seems to be right with this report ..........

    where is the place in Sector 143 to construct Bus Stand ......that too such a big one ........ I mean Sector 143 is already occupied with residentials and now even SSH seems to be coming up with some residential project in this sector .........

    What I had heard was that Sector 69 will have transport nagar and Sector 144 / 145 to have ISBT earlier .....

    I understand what you are refering to but I understand its with DLF and meant for SEZ 25 Acres Plots .... what I know...

    and btw what happens to the land marked in Sector 144 for ISBT ??? any idea

    as I know DLF and Unitech land is in sector -144 it falls on right side while going to 3C SEZ from expressway.

    Well but having ISBT in the neighbor will not be a gud idea ... Lot of rush noise and pollution ....

    Dont you think it will be a big negative for the Sector on the whole ...

    I mean as I have seen the places around ISBT in Delhi etc dont seem tp be good for residential.

    Please share you opinions..

    could be if not maintained well . by the way there is an ISBT in sector -34 also. next to Wave City Lol..

  • Yes ISBT is also coming in sec 29 gurgaon which is most hottest location of ggn....so it wud be positive factor as sez r around...bus stand improves connectivity ...these r modern busstands so one can expect better...

    ISBT at Sec 29 in Gurgaon...this would be a stupid thing to do unless they increase the width of connecting roads and their quality.

    Where will the buses run once they are out from ISBT... Iffco Chowk or Signature tower...they cannot run to sec-31 exit as the underpass has low height.

    Iffco and Signature tower exits are already saturated with traffic...and more buses...gosh NO!
