Haven't seen a thread on this project in this forum hence starting one.

Anyone heard of it yet? I got mailer from 2 days back about this. this has studio+2bhk aprtments, bsp is 2850. Location doesn't look impressive as its behind BG coming from eway. But one good thing is typeA aprtmnts have 2 aprtments/floor and its G+14.
Have few Q's:
BOP is said to be mkting partner..Wht's that? Logix is way behind 3c in terms of mkting, so are they hiring professionals to do this on their behalf?
CP Kukreja is architect n engineers .. Any info on their reputation pls?
Who are the builders/contractors for this?
Couldn't find expected delivery date in the site.
Sector 141 is just opp this prj, anyone has first hand idea of that sector? Is it a village?

I'll call logix office tmrw morning to inquire about these but any details by members of this forum is welcome.

  • Sir I think its best time to retain the inventory as it will definately appreciate in coming time. Moreover since studios are only now till 12th floor so construction will be completed in time. Good rentals because lot of corporates around it.

    1bhk will give good rentals and easy to purchase and good from investment point of view.

    I guess immediately after possession it should be between 6-8K (for 1BHK) depending upon wooden work done in flat.
    Slowly and gradually when more markets / connectivity / offices comes, rents would grow...

  • Yes Gabar singh ji two bachelors generally club together and take the flat on rent. then it will fetch around Rs 10k . today my cousin received the demand letter for his flat in SAT -2 Tower on completion of 10th floor . so seems construction going on smoothly in all towers .

    agree speed is good now except T-4 which has no progress in last 6 mths, hope quality is not compromised at all, despite of many small issues

  • yes sharma punit ji Quality should not be compromised. I dont know status of tower 4.
    Only I know status for tower 2 & 3 and demand sent to customers on casting of 10th floor & 8th floor respectively.

    Yes small issues but that will be surely settled when victory and saha show case their floor plans.

    It is pretty obvious T4 belongs to their internal investors where they wait for the BSP to increase in release the units at higher rate without paying CLP installment. So T4 is delibrately slowed down.

  • i think it makes sense to buy in Tower 4 in resale as end users can get it transfer by just paying 6 lkhs..in all other towers paid is around 10 lkhs..now or more..

  • aur kahi aisa to nahi that logix has plans of not constructing T4 all together. I have heard "internal investors" reasoning before as well but sometimes I doubt it. If Logix were to favour these "internal investors" then it can be done in many other ways as well... why to put an entire tower on hault??

    It might be related to FSI issue as well... as in by not constructing one entire tower they are able to meet prescribed FSI norms.

    Just a thought...
