Prithvi brokers called up for property and on asking need one Studio in zest they replied available @3650 bsp and deal can happen at 3600 as well so lot of gap exist in 4300 and 3600 , even my gut feeling is 4300 is unrealistic as of now but in june 14 if all goes well with real state market this rate seems possible .CommentQuote0Flag

Just to clarify.BOP and other brokers do two kind of deals one is direct deals and the other resale.Direct deals are all white deals and you buy directly from Logix while they do the legwork.Cheque is drawn on Logix only.BOP get a commission on these deals.Discounts offered are because of poor market conditions.
Second is the resale deals which have a cash component and these units BOP have purchased from Logix earlier maybe a year back.Holding for a longer period will not be profitable as the interest components go up.CommentQuote0Flag

In October, 2007, I sold a Noida authority 1BHK LIG flat in sector-71 for 22 Lacs. That flat was on 1st floor and had some seepage from bathroom above. Construction quality of Noida authority flats is mostly deplorable.
So, 30 Lacs for a 1BHK in Zest is not impossible on possession, particularly for flats on lower floors where lift ratio won't be a concern. That is assuming real estate market will not totally crash in next 2-3 years and builder will deliver decent quality.
