For the last one month I realised as this Noida Re market is more Investor driven.....the prestigiuos projects which are being tom tomed as sold out ...in majority of them the top floors are still available and down below the brokers are having such good inventories that sometimes if you delve deep you are tempted to enter...as there is a huge difference between the fresh price on offer and resale price by brokers on early bookings....
Now this fresh sale and resale has two very different set of customers...Most of the fresh sales ,only the salaried class is going in ..while for a resale there is a parellel economy is going on ,where the premium value is payable only cash and suits only those who are loaded with cash ...businessmen ...or anybody who had sold off a property and recieved cash..Now in this whole pocess ...as due to oncoming warning signs in RE and investors who have paid 30 % and who want to move out are waiting in the wings ...

There are so learned guys in this forum ..Can you throw some light on few of the points.....

---How is the cash component be arranged by salaried guys???
---How this deal can be negotiated??
---How is the agreement of cash made???
---How to avoid pitfalls ??
---Usually process of resale..
---What documents to be secured
----In case there is a bank loan ...how to go ahead...

This is a ground truth,many may be facing and lets discuss some out of the box topics....Guide everybody on dos and donts of resale...
