    Now appreciation will be less where metro already has been reached 1 year before because there property value has been increased a lot already. But appreciation will be comparability quite high in those new areas where metro is reaching in next 3-5 years. If we analyze current patrol price inflation / increased traffic every day , it is sure that metro is better way of transportation, and will be best after 3-5 years when patrol will be 150+ rupees and Cars will be increased more than twice. While traveling using Metro it do not make any big different if we reach to our destination in 60 minutes or in 80 minutes, I am mentioning here 20 minutes difference because all new up coming townships are just 20 minutes far if travel by metro.

    For getting good appreciation we should have a close eye on new metro lines where work is going to start soon. I am not going behind authority news I am saying where actually metro work started. Till date no new metro line work has been started but very soon work for GN , FDB , GZB Mohan Nagar , Delhi-GZB-Meerut RRTS Metro lines work can be start, then invest in those area where actually work has been started after few months or 1 year. New Affordable areas where new metro lines work is going to start will get good appreciation (% wise) definitely.

    I think Metro can not reach every where in NCR, just 5 big main Cities of NCR have more then 100 SQ KM Area (100 KM x 100 KM). It is just impossible that Metro will touch each & every locations of NCR. Even after 10 years several societies will be just 2-4 KM far from Metro Stations and lots of societies of NCR will be even 12 Km far from Metro Stations.

    Metro would make difference to mid and lower segment - I have seen lot of daily wage earners using metro to reach gurgaon - metro has been game changers for the jam packed colonies -
    For luxury segment metro means close to nothing

    Increase in price for some specific period but after some time price moving ahead as normal

    I do not fully agree with you..... Metro means convenience for each one .... I dont know the situation in GK etc now after Metro came in but I am sure Metro will be much more convenient option to travel the driving yourself beside on long drives or holidays......though my personal opinion....


    I live in tOkyo and od have have a personal vehicle but more then 90% we travel by metros since its so very convenient then driving within the crowded cities and wasting time and energy .... and ofcourse polluting environment...

    Absolutely right, hence metro arrival to new areas will benefit them the most and rate appreciation in new affordable areas where Metro is reaching will register highest appreciation. Just see Vaishali area where society flat rates has been Jumped more than 5500 PSF which was just at throw away prices 5 years before. You will be surprised to read below news of Big Residential Plot Land Deal in Vasundhara GZB at 1,21,500 PSM which is more than DOUBLE rates after just 3 Months and 18 different investors BID on it with near about same price. ONLY METRO EFFECT.
