Hi,
Noida Authority has launched a new scheme for small commercial plots in Noida.
Plot sizes range from 15 to 350 sq meters
Sectors - 12, 16, 25, 39, 40, 50 51, 63, 110
Though no info is available wrt the psf rates in the advertisement. And the brochure are not available online.
Does anybody have any further details on this. Can some knowledgeble members comment if this is worth investing.

    How much money to be given along with application form...??
    Would there be draw for each plot??
    How much money is to be paid if somebody gets a plot immediately and how the balance is to be paid..

  • rate varies according the location/sector.... saw the brochure... it varies from Rs.131,000 to Rs. 191,000 psm....

  • Sorry Fritolay... i just had the hard copy... which I bought for my uncle and gave it to him. FYI.... registration amount is Rs. 500,000 flat for all plots....(irrespective of size)

  • 25 Plots are avl in all under auction.
    Minimum price is 131000-192000 psm.
    Bidding price must be atleast 2 times higher than the minimum price for any chance of getting the plot.

    Far 2.75-3.25 u can construct basement only for 120mtr and above plot.
    Minimum investment is Rs. 75Lacs(considering bidding price of 2.5L psm for a 30mtr plot).

    PSF price without constro would come to around 6500psf. With constro it will be 7500 psf.

    GF an FF can be leased out and SF can be retained or sold out.

    this is really cheap , by your calculation.

    anything less than 20K PSF is a bargin in commercial for noida. seems lot of hanky panky needed not just price bid.

    Yes it seems cheap becoz i am considering a 2x bid which is bare minimum. Since the number of plots is only 25 and apps sold will be atleast 2500, i feel bid price needs to be atleast 3x to 3.5x to give u a good chance of winning. Then the cost psf comes to around 12-13K psf, still not bad. Price would be 1.2Cr.

    Yes there are other charges and taxes during allotment viz another 15-18%.

    Basically its like making 3 floors, selling one of the floors of 350sqft builtup commercial area at 20000psf, viz 75Lacs, u recover ~70% cost.

    when is the auction. will be interesting to see the results i hope newspapers will cover the same as they do for NE HC cases and other bad news

    it will be not less than rs 750,000 psm for the plot. as can pay in 10 yrs.

    Sec 50 is 6 lacs per sqmtr
    Sec 27 is 3-4 lacs per sqmtr
    Sec 82 is 6 lacs per sqmtr

    Bade bade ustaad bethe hain market main - Hoping to get it on merit is next to impossible. This requires huge jugaad n deep pockets.

    15-30 sqmtr main gollgappe ke dukaan ya bartan bhandaar khulta hai .....showroom nahin. you need minimum 60-100 sqmtr space to open up any decent retail business which means - arranging 5cr in white ( assuming for a good located plot - bid will be minimum 5 lacs+ per sqmtr).

    This kind of deals are always swing in resale. Drop the idea of even applying .....bcoz disappointment is guaranteed.

    PS - i thought this scheme is for people who can start small time buisness in Noida..........wah re uppar waalle.....:-))))

  • Was it easy to get the form. Is their any selection criteria except for the BID price. Initial deposit is 10% of the BID?

    LOlsss......your point of view seems to be quite valid. i have picked the form but am still not sure whether to go for it.

    yes just go to HDFC bank in sector 18 noida and buy the form for Rs. 1000/-.....

    पांच साल बाद आई छोटे प्लॉट की कमर्शल स्कीम का सोमवार को ड्रॉ हुआ। सेक्टर-25 में 27 वर्गमीटर का एक प्लॉट 6 लाख 786 रुपये/ वर्गमीटर की दर पर बिका। सिर्फ 27 मीटर जमीन से नोएडा अथॉरिटी की झोली में करीब एक करोड़ 62 लाख 21 हजार रुपये आएंगे। इस प्लॉट के लिए 26 टेंडर भरे गए थे। दूसरी सबसे ऊंची दर सेक्टर-50 में 5 लाख 25 हजार रुपये/ वर्गमीटर रही। यहां 120 वर्गमीटर का प्लॉट विजय अग्रवाल ने खरीदा। टेंडर के जरिए बेचे गए इन प्लॉट की कीमतें 3 लाख रुपये/ वर्गमीटर से ज्यादा रहीं। इससे पहले वर्ष 2006 में नोएडा अथॉरिटी ने सेक्टर-18 में 96 वर्गमीटर का एक प्लॉट 6 लाख 11 हजार रुपये/ वर्गमीटर की दर पर बेचा था।

    इस स्कीम में कुल 26 प्लॉट थे। इनका साइज 15 मीटर से 325 वर्गमीटर तक था। नोएडा अथॉरिटी के ओएसडी यशपाल सिंह समेत कई अफसरों की निगरानी में दोपहर 1 बजे तक टेंडर डाले गए। 3 बजे इंदिरा गांधी कला केंद्र में टेंडर डालने आए लोगों के सामने टेंडर बॉक्स की सील खोली गई।

    सेक्टर 12 में सबसे ज्यादा दस कमर्शल प्लॉट थे। सभी प्लॉट 15 वर्गमीटर के थे। यहां सबसे ज्यादा दर चार लाख 99 हजार 999 रुपये/ वर्गमीटर रही। एच ब्लॉक में एक प्लॉट ऐसा था, जिसके लिए कोई आवेदन नहीं आया। इसी तरह सेक्टर 16 में भी 82 वर्गमीटर के प्लॉट पर कोई आवेदन नहीं आया। सेक्टर-50 में अथॉरिटी ने बैंक को प्राथमिकता देने का प्लान बनाया था। एक बैंक ने इसमें एक लाख 70 हजार रुपये/ वर्गमीटर की दर भरी थी।
