Looking for 1 bhk / studio appartment (new / resale doesnt matter) on noida expressway to give on rent in future....pls guide by naming the project, location and all inclusive price (new or resale..doesnt matter)...then we can discuss their pros and cons....thanks guys

    NEW:

    - Logix Zest - Ok builder, very average construction quality of his commercials, Very average location and has nearly 12 flats per floor and only 2 lifts (not sure, pls correct if i am wrong), price OK

    - Ajnara elements - Good location, decent builder, average construction quality of his residentials in Crossings republik, Again nearly 12 flats with only 2 lifts....Highly priced

    - IITL - Good location, Ok builder, again many flats per floor and less lifts, Highly priced

    - Urbtech Xavier - very average location ( zest has better in comparison as its towards metro route side)
    New builder....price..i dont know


    RESALE:

    - 3c zing - most indemand builder of noida, good construction of its commercials, good location, available in resale not sure abt price

    - Paras tiera - average builder, Very good location, avaialble in resale..not sure abt price

    - paras seasons - average builder, OK location, high price of 1 bhk units, resale / availability- no idea

    - Supertech eco citi - Many hate this builder BUT I saw construction pace in 137 was amongst the fastest....so its confusing.., Good location, price ..dont know...maybe in resale only

    - Jaypee KB - Ok location...good builder..slow pace...premium societies around....maybe high resale price..i dont know...can anyone give an idea???

  • Go for a project that has good location and development in construction status. If Ajnara fits this bill, then go for it.

    Jaypee got lots of problems so check carefully before investing with them.

  • I am very keen in sector 137....options are in resale only...ajnara is asking too much for a a highly dense building....with 2 lifts catering to 14 appartments...it isnt something special...they have retail below..which is a very good thing....but there shud have been at least 3 lifts. Also does anyone has an idea as to is ogoing rate in ajnara elements at CLP plan???...I am not interested in DP with assured return...its too risky in present scenario...

    I also got resale options in Jaypee KB ....what problems are you talking about in Jaypee other than slow construction. I too am not very keen on Jaypee as its far from SEZ area which will be main catchment area for tenants....i feel so..

  • What are the sizes of lift in Ajnara? 2 lifts would be fine in addition to a service elevator or if they are big enough on their own.

    Jaypee projects are going really slow. KB won't be ready for next 4-5 years. Location doesn't hold great advantage either.

    Logix zest's studio apartment would be good for you(true studio and not 1 Bhk), but the project just got launched so I am not sure about the delivery on time. This is going at a good discount of around Rs 2500-2600/sqft though.

  • Paras Tiera is another one that could be for you, but no 1 bhK is the project. Construction activity of this project is one of the best out of all on expressway.

  • Paras tierra has One bhk unit and is at good location...builder is ok...but units must be on resale..i will find out when i visit noida region

    ajnara element..yes if there are 2 normal lifts and one big service lift then its OK....but as of now i have got info that it has 2 lifts only....can someone confirm this...also the CLP plan best rate for ajnara element

    Logix zest somehow hasnt created much of stir in market...why exactly...i dont know...wud love to know abt it also....in that project also i heard there are 2 lifts only...which is a big down...also zest location is pretty ok..and one more thing....the sample flat of logix previous project has also not made their investors very happy.....i read on this forum also...logix investors are not exactly very happy....like the ones in 3c projects....this ofcourse doesnt mean end products will be how gud....but at present...its more about demand in resale market...and yes without a doubt 3c is far ahead in that way today

    With 1 dozen appartment per floor...minimum 3 lifts are required....

  • My choice will Be Lotus Zing

    reasons

    1) Best Builder in Noida - gud reputation,very proffesional and excellentconstruction quality of their commercials.

    2) Location- bang on expway - 2 side open

    3) Less dense sector- all 5 projects will not having arear more than 55 acres ( 18 acres zing + 18 acres( goldenpalm + Paras seasons) + not sure of xavier area but will be less then 20 arces).

    4) Now only 2 tower of 1 BHK

    5) having 8 appartment per floor n 2 lifts...

    6) Proper 1 BHK no studio...family of 2 can live comfortably.

    7) only availaable in resale and in good demand.So it can fetch you gud return if looking for short and medium term investment.

    only -ve one can say at this point of time is slow pace of construction...but in my POV it is as per schedule as per BBA..,..

    I am closely watch their basement construction in every 15 days...i can say their building will be the strongest in noida i have seen other builders also...for example they are using Kota stone along with cement in basement outside plaser.


    Note* I am not considering metro route in comparision....it looks it will not be a reality in next 8 years.....because we need metro when there are people living...and most of the area where metro route is propose under construction....it will take around 5 years for all these area to be liveable....so i guess 8 years is gud time to see metro as a reality....

    As of now it is a catalyst for fueling sale in Noida.

  • With F1 track coming in full swing....and Taj expressway opening soon...i expect many studios being leased by management companies. BUT its impossible in residential sectors...as its Illegal.......There are many studios IN commercial land....and they could be leased out well.

    Already in Gnoida 3 such projects have seen very good leases....by Tata Ginger, Royal orchid, Glow studios and Accor Hotel (All International chains)....All have leased the Studios in commercial parks...This not only maintains the property but also gives very good returns

    On Noida expressway Under construction....i think Ajnara elements and maybe IITL Nimbus...which are commercial and can be leased out in this way...

    3C zing cannot be done this way and one has to lease it out on individual bases....nor logix zest or Urbtech.

    Resale of ZiNG is around 3600-3800 psf all inclusive depending on floor, etc

    hi.can u elaborate please ? if a management company can lease in a commercial place then why cant it lease in a residential sector ? any idea about rates of anjara and availability? arent there enough accomodations near the formula track already so why should they need additional accomodations ?

  • Having a Commercial Guest house on such scale in Residential area is completely illegal, not onlt the authority has the right to seal it...but in most reputed societies the RWA itself poses a complete ban on such type of leasing. In a large number of societies RWA have even Banned leasing of flats solely to Students....as such flats create the biggest nuisance.

    Big management companies which operate studios on a commercial scale NEVER get into such illegal activities SPECIALLY WHEN completely legal studios in commercial are Hugely available.

    The only option left for 1 bhk in Residential areas for lease purposse are Company lease or private lease to individuals. Maybe if you have right connections in a MNC...then the MNC may lease it on annual basis and keep their guests in it.

    While In Studios in commercial areas...usually the builder leases out the WHOLE building to a company....and gives you far better lease....

    As of today there are no such concepts on noida expressway....but when they will be available...they will be the first preference as they will provide services like a hotel, etc...and at competitive rates.

    I think(not sure) that only Ajnara elements and IITL numbus have their studios which are authorised for commercial purpose...I AM NOT CERTAIN...but people can cross check and give some idea on this
