Lotus Zing, Sector 168, is the best project currently in noida from both use and investment perspective. Here are the reasons

- Adjacent SEZ (Metlife/Accenture) adjacent towards jaypee
- Upcoming Jaypee development will be world class and just adjacent to Zing
- Upcoming Office space on opposite side of expressway in sector 137
- Excellent construction quality
- Good builder reputation
- Timely delivery
- best unit layouts for 1415 sq ft flats
- two swimming pools
- heat absorbent brickwork
- Resale can be done easily as all the flats are less than 1500 sq ft
- Upcoming commercial property just adjacent
- FNG
- Nearness to proposed five star hotels
- high booking percentage
- low availability of units

  • Highly disappointed to see rafa loose in Wimbledon final :(

    I am looking for a small 2 bhk on expressway, but budget is not more than 35L. I want to go for a good builder but Zing seems to be costly. Can I get it within my budget? Don't have much time for consulting several brokers. Please suggest who would give the best rate. Also, if any other better option in same area.

    2 bhk not available in zing now...

    crossings had too many builders...had to fail.....here paramount is alone

  • Could look at Sikka they should have 2 BHKs

    You could look at Sikka karnam greens, its close to zing, on the opposite side, about 1 off km away. Once the area is developed, the price should be in similar range.

    At the moment you will get it for atleast 500 p. sft cheaper. I have booked 2 flats in the project... do your own evaluation and for sikka, going direct would be the best. Check with a broker, if works good else approach them direct for a similar discount...

    I won't be surprised that most of the under construction projects will be delayed/stalled in current macro-economic scenario..

    The interest rate and inflation both are rising and it makes a case for more rate hikes.. which makes credit costlier and rising inflation makes cost of construction much more costlier in the near future .. Thus, if builder could not make a decent margin from the project .. then he won't be so interested in the project and it is due to delay/stalled or end product could be of low quality.. Each and every project could be affected..

    Thus, in my views .. invest in safest projects and don't hunt for bargains.. even you buy little costlier but there is good chance that sold out projects/ financial sound companies will deliver at least even if its late.

    Tumhare zing ke sath hi launch hua tha. some logical facts for you:
    1. rate lower than zing
    2. project size smaller than zing
    3. consctruction pace much much faster than zing.
    4. flat sizes much bigger than zing
    5. website better than zing.
    6. location inside main Noida. all office sectors of Noida are easily approachable (within 7 km). unlike, zing, where only expressway companies are easily approachable.
    7. carpet area ration - a very imp thing - much more than zing.
    8. flats/acre - much less than zing.
    9. The BBA - much more buyer friendly than Zing. (clearly mentions that no change in super area unless built up area also changes)
    10. possession date is fixed - June 2013. no grace period and escalating penalty clause.

    Now I am a sunshine broker, right? but you would find my posts on the thread where I have advised people to book directly thru the builder, as they provide the best rate.

    No offence to zing buyers, was getting bored thad the indian just made me excited.


    Although I purchased in zing..i will not say this project is best..many draw back with this project.

    no vastu complance..none of the flat is east facing..even half of the flat in south facing with some angle..
    loading is not best..it is giving average carpet area..70% which is also not given on paper like other builder have given.

    I would say best part of this project is 3c brand, location..nothing else..
