    I am not sure which project is this one but I have a very fundamental question....

    How a builder can mortgage an under construction house when he had already sold the inventories to others (or the other way). Once the under construction house is sold, technically builder is no longer the owner (legally might be until the registration is done). It is like mortgaging Taj Mahal!!

    What will happen to the ownership of the actual buyers? Who will have precedence in claim?

    Legal experts can share some light please. I hope our legal experts are not expert only on NE case :bab (24):

    Location is just next to Community Health Center (near Qabristan)..You can see two tower which is GH-04 plot (Yellow one in map). But not know the builder name.. Those who have been in sector 110, can comment on this location

    yes, definitely. the name of the builder was mentioned on this forum somewhere. But the million dollar question is, who is going to pay 46 Crores for this mess? The plot size is less than 1.4 acres, is surrounded by a lot of garbage and also meat shops. If one buys it at 46 crore, he has to spend at least 10 crore to finish the project. So total cost 56 crore. Now FAR is 86000. so break even price for buyer = 56cr/86k = 6500/sqft!!!

    I am staying in sec82 and came to know about project only today... I had been seeing the tower for last couple of years but no body in my friend circle has slightest idea about project and why it is left out midway.

    yes i noticed that in some of the flats the internal work was also almost over (painting and all)

    #फ्लैटों के निर्माण में हुई देरी के लिए अथॉरिटी ने आवंटियों से वसूले जा रहे ब्याज में छूट की घोषणा 2 महीने पहले ही कर दी थी। इस पर आपत्ति मांगी गई थी लेकिन किसी आवेदक ने आपत्ति दर्ज नहीं कराई है। अब फ्लैटों के नंबरों का ड्रॉ कराया जाएगा।

    आपने यदि वर्ष 2006 की स्कीम में एलआईजी और ईडब्ल्यूएस फ्लैट की बुकिंग कराई थी तो इंतजार अब खत्म होने जा रहा है। नोएडा अथॉरिटी इस स्कीम के फ्लैटों का ड्रॉ 17 सितंबर को करने जा रही है। यह जानकारी नोएडा अथॉरिटी के सीईओ संजीव सरन ने दी।
    क्या थी स्कीम
    अथॉरिटी ने सेक्टर-99, 100 व 135 में ईडब्ल्यूएस, एलआईजी, एमआईजी और एचआईजी फ्लैटों की स्कीम अक्टूबर 2006 में लॉन्च की थी। स्कीम के लिए सभी फ्लैटों के लिए ड्रॉ मार्च 2007 में हुआ था। एमआईजी और एचआईजी फ्लैटों के नंबर और फ्लोर के ड्रॉ जनवरी 2011 में हो गए थे। इन आवंटियों को कब्जे मिले भी डेढ़ साल हो गए। निर्माण में देरी के कारण ईडब्ल्यूूएस के 400 और एलआईजी के 1040 आवेदकों को फ्लैट अलॉट नहीं हो सके थे।
    बचे हुए आवेदकों में होगा ड्रॉ
    अथॉरिटी के आधिकारिक सूत्रों ने बताया कि फ्लैट निर्माण में हुई देरी के बाद ईडब्ल्यूएस के 400 आवंटियों में से 125 ने जबकि एलआईजी के 1040 आवेदकों में से 145 ने अपनी जमा रकम वापस ले ली थी। अब बचे हुए आवेदकों के बीच ही ड्रॉ होगा। वहीं, 2006 की स्कीम के 346 फ्लैट बच गए हैं। अथॉरिटी इन फ्लैटों के लिए जल्द ही स्कीम लाएगी। इनकी कीमत भी नए सिरे से तय होगी।
