Hi,

I am looking for a 3 BHK in 65-70 lakh budget in NODIA. Which is a safe bet and offers in possesion in 1.5-2 years? I won't mind paying 5 lakh+ , if it is a safe option.
Dear members, kindly help me in identifying the right project. Also indicate there location and price, as I am new to Noida.

    Considering your budget, u can check ATS hamlet (bsp 4500, sec 104), 3Cs boulevard (bsp 4250, sec 100), Panache(bsp 4000, sec 110)

    Prateek: fedora sec-61, laurel-120, Wisteria
    Mahaun moderne, sec-78

    But does sectors like 104, sector 100 , 110 considered as a safe options. Any Idea if there is any legistlation pending or Any RTI got information about these sectors?

    1) When is possesion for Prateek fedora, sector 61? How much is approx price?

    2) Sceondly R sectors like 120 or 70 , or 78 safe options?

    i have no details and i am end user. An RTI has been filed by IREF member, will be available after some time in the forum.
    The land has been acquired much before than Noida Extn by Noida authority.
    If there would have been case against the comapny there wont be much progress like Noida extn. But if you look at the project updates, the pace of construction is very good. check on the respective official websites.

    1) 3C LB (1 yr)
    2) ATS One Hamlet (2 yrs)
    3) Omaxe Gwoods (possession letters for Greenwich, Victoria, Alpine already out - 6 months)

    Suggest go and see it yourself. You shall have most answers...

    I personally like 1 and 3 because of location.

    Prateek fedora possession is expected in the next 1 year time...But you need to see it yourself...I have a feeling it is too congested(much less open and airy). Builder has taken good advantage of a great location..

    70 and 120 should be safe options as land acquired was long long ago..Not much agriculture land of villages is also not around..for sector 70 lan was acquired around 2000 and for 119/120 should be around 2004...

    Why dont you try the ready to move in Options in 65-70 Lakh budget... Gaur grandeur in sec 119(the new 3 towers having possession in next 3-6 months time)..You would be able to live immediately as people are already living in existing 4 towers... Rate should be around Rs 4200-4500 per sq feet.. Dont go for existing 4 towers where people are living already..Those towers have high loading...

    Sector 119 would really be a liveable sector in next 12-18 months with more than 1500 families living... While in others the construction will go on for many more years... they will take easily 3-4 years to be really liveable...

    Also you can look at Amrapali Saphire in Sec 45 and Amrapali Platinum in Sec 119...Possession there too should be in next 6 months...

  • When you talk about LB, u talk about one of the best projects in the best location of Noida....best is to go for LB under this scenario.

  • Is Noida safe now after SC orders?

    Hi Preeti,

    I would suggest you to wait & watch policy even for Noida sectors. You can better opt for ready to move in apartment rather than going for an under construction property.

    I have booked in JM Orchid in Sector 76 in feb 2011. I don't have any idea whether all these sectors are safe or even they might come under fire of farmer's agitation.

    At such a time, ready to move in are the safe bet.
