HC has given AK 47 to these bafoons and they are aiming it any direction.

HC should also settle the price before leaving these nomads with open option.

    Noida Authority is the biggest thief .. They took hell lot a money from builders and paid peanuts to villagers...

    The difference

    1) paid to the coffers of the super chor behenji
    2) paid to make the shitty elephant park in the green belt ( currently under dispute with Court)
    3) paid to the coffers of Noida Authority officers

  • price paid to farmers 1000 is quite reasonable.. Becuase just imagine before these development might any builder have not given such a price even in GHAZIBAD next to NOIDA extension builders also in that area giving price because of these development.. if these development stopped then also it will be bad for those unplanned colony.. Because price changes a lot after development and they increase 10-20 times that is very normal... I even as a buyer will not agree any how to pay more than 2000 for now to farmers...

    Noida Expressway JP School, Farmers started protest against school wall and ended up giving list of demands to NA for high compensation.

    As far as compensation, yes good compensation should be paid to farmers and not non rational.

    Think like this:

    100 acres acquired at Rs 1000/sq mt

    Out of 100 acres

    10% of it goes for Roads
    10% of it goes for Parks
    Money will be spent to provide electricity connectivity
    Money will be spent for Water supply
    Sewage and drainage
    Metro was coming to NE, it has cost associated with it.

    1000 is def less but 10000 is too much

    Demands hai ki Hanuman ki puch barte he ja rahe hai, barte he ja rahe hai.

    See Seriously, farmers looks not in hurry to sell their land soon they know in future they can get much better rate when again acquisition will be done by authority or direct buy by builder. Hence if 26th decision of HC comes in favor of farmers and if land acquisition cancel then it will effect near about most of the NE and then better not to believe on builders or being trapped again in builders false assurance. Take back all paid money to builder ASAP and invest in any other place of NCR. All eyes are now on 26th, ab aar ya paar ki larai hai that's all. If land acquisition not cancelled it means anyhow society will be delivered with some delay but if land acquisition got cancelled it means all finished because now it will not be an easy process to do land acquisition.

    amit if you will include 5% plot cost and 50% land price and leave abadi land and 100 m2 plot for people those not have land it will cost 200% of market value... as 80% in village is labour and they do not have land..


    I think reasonable price for this land not have been more than 2000 anyhow.. I have bought plot in my city AGRA in front of a developed colonoy but this area is undeveloped while road is there and electricity is there still price are 4-5 time less.. While in this village even there was no connectivity also no proper road and nothing.. There were only farm.. therefore, I think price 1000 was quite reasonable.. Even I cam fron village.. even in village residential and farm land has approx factor of 10 times... While this land was bought a long back and sold at 10000 after putting a lot of investment on that and after a couple of years.. Also most of it bought during drought and recession when farmers were really in a big need...

    Pls find attached SEARCH REPORT of LP land. This land is undisputed and there was no cliamant or owner/co-owner of this property since 1999.

    Which mean, this property must have been acquired way back before 1999 and farmers who were owners of this land at that time must have been compensated as then prevailing rates by NOIDA and farmers must have taken the compensation too.

    Also, it has been verified by email sent by 3C that, AS OF NOW, there is no court case pending on 3C LP property.

    So guys, just chill and stay calm in this situation.

  • EVEN IF GN AUTHORITY HIKES COMPENSATION IT SHOULD NOT BE PASSED ON TO THE BUILDER AS THEN IT WOULD BE DUMPED ON THE FLAT BUYERS. THE COMPENSATION CASH WISE WAS LESS COMPARED TO THE SALE RATE TO BUILDER BY THE AUTHORITY. ALTHOUGH THIS INCLUDED SO CALLED 5% DEVELOPED PLOT. AUTHORITY ALSO NEEDS FUNDS TO DO THE DEVELOPMENT WORK. THE VILLAGERS PRESENT DEMAND IS GREEDY NO DOUBT BUT ADDITIONAL COMPENSATION IS JUSTIFIED BUT THE QUANTUM AROUND Rs.1000 APPEARS OK BUT THIS SHOULD BE PAID IN ANNUAL INSTALEMENTS AS IT IS LINLED WITH LOSS OF LIVELIHOOD OF THE FARMERS.

These illiterates are going to throw away all the money and are going to create the same environment as we have with Cash Rich Farmers in Gurgaon. More compensation is going to be trouble for Noida residents.

  • Authority may pay 10K/sqm to farmers and charged amount to Builder and builder will charge to buyers..

    From next builder plot scheme, Since acquisition will be done with higher rate.. so authority's minimum amount would be 35-40K/psm (currently 20k/sqm)...Based on new rates.. farmers would again want 20K/sqm compensation (50%)
