If anyone v information and knowledge regarding farmhouse land along the noida expressway please share

Noida Expressway Farmhouse investment

I am looking from investment purpose view

IF i invest in min size of 1008 sqyd @2900(approx)( why so cheap rate ?) what would be the worth of the this farmland as i can make construction only on 5% of the land

May in 5-8 yrs time from now can change the land use from Farm house to residential
and where these are approved from the authority or just small time builders are misusing the sentiments
