The group is also offering iPhone7 with every booking in Prateek Edifice and Prateek Stylome located in Noida apart from offering attractive payment plans to the customers.

    Mahagun Group is offering free car parking plus a 10 grams gold coin on any unit booked across any of its ongoing projects.

    Another developer in the region, Ascent Group has come up with '999 Celebration' celebrating its 9th anniversary. Shivakshi Gogia, CEO, said: “We are offering cash discounts up to Rs 9 lakh in various schemes in all residential and commercial projects at Ghaziabad and Punjab to all new buyers."

    TDI Infratech is extending discounts of around 15% on basic sales price (BSP) of unit in TDI City project situated in Kundli. It is also giving wardrobes in all the bedrooms, a modular kitchen, a hob, a chimney and 2 split air conditioners in each unit in Tuscan Residency and TDI Affordable homes in Mohali.

    Offers in Raj Nagar Extension

    Developers such as Ascent Buildtech Pvt. Ltd, EROS Group, SCC Builders Pvt. Ltd and VVIP Group are offering discounts of up to Rs 10 lakh. On the other hand, Kworld Estates Pvt. Ltd, MCC Developers, Express Builders and Saviour Builders Pvt. Ltd are rendering freebies such as free car parking, split AC, wooden almirah, modular kitchen and many more discounts.

    Offers in Greater Noida West

    Paramount Group is offering free modular kitchens ACs, wardrobes, car parking, club membership, maintenance for two years along with delayed penalty charges, no loan processing fee and customised payment plan in Paramount Floraville, Paramount Emotions and Paramount Golf Foreste.

    Airwil Infra has come out with a lucky draw for its project Conac located in Sector 113, Noida. The winners can get discounts ranging from 90%-20% along with an Audi A4, Audi A3 and a Mercedes B Class.

    Antriksh India is offering fully furnished apartments for its project, Antriksh Grand View, located at Sector 150 along Noida Expressway.

    Its prudent to take maximum cash discount instead of free offers, which would result in less finance cost

  • I think, The developers are again missing the point and trying to make fool of the buyers. Increase the price and offer freebies, that is what they think will lure buyers. Whereas most of the people will be looking for cash discounts.

    Most builders mentioned here except Prateek and Mahagun are substandard, so these offers are just gimmicks as many of these projects will never get completed. Please buy RTM flats in Noida now as no builder here has any credibility any more. When the likes of Jaypee, Unitech and 3C have failed miserably, I see little hope of these small time builders delivering quality. Negotiate hard and buy only RTM in Noida.

    Read below CAREFULLY and save yourself from being SCREWED royally by Builders, Brokers, Sellers


    1. Donot compare rates psf of super area....Calculate Loading YOURSELF and then compare rates psf of carpet area

    2. Donot go for any UC property

    3. If your budget is More than 1 crore....Go for a Plot....Even if its a few kms here and there...This could be your last oppurtunity to own Land in NCR.....Buy a Flat in this budget ONLY if u already own a Plot.....Flats wont last more than plots....and ruin your investment , block your money and can NEVER EVER be compared to land ownership

    4. If you already Own Land OR cant afford Plot....THEN go one step lower....and go for RTM Low density Flats.....

    5. If you Cant Afford RTM low Density Flats....Read what i am writing "AFFORD".....nothing else......Then go one step lower and go for RTM High density Flats

    6. In RTM or Nearing RTM High Density Flats....go for Towers, societies where Builder is getting registry done.....

    7. In High density Flats....AVOID central park facing flats...go for road facing, out facing flats as u will AVOID the congested feeling to a good extent......Ideal are 1st to 3rd floor flats facing green belts, roads, expressways...as You will be independent of lifts...which is going to HUGE issue in future....Lift waitng and breakdowns

    8. With Upcoming Metro .....and already existing excellent expressway...and upcoming bridges across hindon.....Greater Noida will be much closer, well connected to Noida sectors.....and therefore....RTM Low density flats are an excellent option ..which are Super VFM

    9. THROW AWAY Brochures which talk about Clubs, pools, Golf courses, etc etc etc....MARK MY WORDS....they end up ebing nothing but a HEADACHE...as they cant be maintained professionally and use a lot of maintenance money....and will be overcrowded.....
    Having a Golf course which CANT BE USED by your family is practically nonsense....If you want Lush green Views....Go for Flats facing Huge Green belts , authority parks, etc etc etc etc.....More practical and You wont be FOOLED by builder to ask for more maintenance money.....

    Go for societies which are:

    - Open
    - Green
    - More parking space
    - Have Daily needs nearby walking distance
    - Good connectvity to main roads, upcoming metro
    - Good lift ratios


    10. Go for a Builder who is completeing the ENTIRE project....and donot fall for 1-2 tower ready...rest no work type societies

    11. AVOID Townships or Huge Societies....they are nothing but a headache......Go for SMALLER Societies.....10 acre of less is very ideal

      Thanks Zohaib for such an insightful reply. I totally agree one shouldnt decide based on these so called "offers".
      But if someone has already shortlisted some properties, and such festival offers come (due to so much competition and to leverage the festival period to increase sales) which allow some flexibility (like customized payment plan etc), I think a buyer should make use of them. But yes, without making these offers the criteria to buy a property. You have given some good points on what should be the important criteria while shortlisting a property.

  • @zohaib2012 you say that buy a plot if budget is 1 cr and above... There is an existing thread for people searching for 3BHK in 1 cr but no luck in Sector 93 also. 1 crore plots are in greater noida Which as per you is the best because of metro and blah blah.., In my view Gr noida is toooooo far away. People having offices and friends/family in Delhi cannot stay in Gr noida.. Period
    I do agree with some other points... Go for builders giving full posession, dont get fooled by brochures/offers... do your research... But dont think you will get properties in 50% rate...

  • Never be swayed by Club, pool, gym, lobbies etc. Which will remain as builder properties for all time to come and a flat owner has no use, control over them.

    Focus on what you are getting inside the flat, passages, lifts, parking and general open green area in the project which ultimate matter to you. Rest are only MAYA to lure you.

    Never ever buy in a society of 2000 plus flats as they are potential battle grounds for flat owners.

The selling game seems to have gone several steps ahead with some developers willing to shelter you in their ready-to-move-in units till the time your under-construction property is ready if you decide to invest with them this festive season. Such offers would certainly be hard to resist, would they not? However, great precision on your part would be required to make the most of these offers. While making up your mind about an offer, you most certainly have to assess your financial condition, apart from looking for the finer details of a discount offer that looks too good to be true.

    Examining the offer
    As you may have experienced after making impulsive purchases of daily items, most discount offers may be more baffling than dazzling. You end up buying something to attain something for free. Sometime, you would end up wondering whether you needed any of the two items, at all! We are certain that home buying is much different. The ticket-size of the purchase is big enough to keep a check on your impulsive behaviour. However, you cannot completely deny that discounts do move you deeply. The sellers would not be carving these offers, spending lakhs of rupees if they did not yield desired results.     It would be better if we get done with this examination first. This may be the best time to invest in property. Rates are down; loans are cheaper; discount offers are in aplenty, etcetera. Yes, there are banks which would provide you as much as 90 per cent loan to buy a home; Yes, you can make the big purchase with very little money since you do not have to pay a huge amount to the developer presently; Yes, rates may increase in future, making you feel sorry about postponing your plans! These are all fair points, but home purchase is a long-term commitment. If you though the spending process would end as soon as you are done with the developers, you are absolutely wrong. Your property would constantly demand more and more from you. Understandably, a house purchase decision should only be made if you are on a strong financial footing.
