    I am looking to buy 3 BHK RTM flat in Noida for self use with less density and good sporting amenities. Any help!!

      I am in the same boat as you without going heavily on sporting requirements, but definitely looking at activities for kids. Here are my findings -
      1. ATS Village - 1500 - 1.3cr
      2. ATS OH - 1759 - 1.2-1.3cr (DENSE)
      3. Purvanchal Silver City - 1415 - 80L
      4. Supertech Emerald Court - 1750 - 90L
      5. Eldeco Utopia- 1750 - 1cr
      6. Parsvnath Prestige - 1550 - 80L

      Folks can add more to it or can correct the rates from their findings.

        last deal in ATS village happened at 1.11 cr for 1500 sqft flat, 6th floor. that too got canceled. & This is after demonatisation. DON'T FREAKING BUY ANYTHING or quote 20-30% less price what dealers offer ya. No one would come and tell you the market condition rather dealers quote the same price as before. a PENT HOUSE in supertech recently got sold at 1.25 cr which use to sell at 2 CR(atlhough a benami property). I recently did a meeting for an eldeco uptopia flat, it use to quote around 1.30 cr in oct, now the same flat is available at 1.10 cr(asking price). I offered 1 cr. seller was stuck at 1.05 in meeting & he has 70 lakhs loan on it, on which hes paying around 60k per month installment. I smiled & left saying keep paying 60k from your pocket my 1.20 cr (1.05 cr + 15 lakhs ( transfer & registry charges)) is fetching me 90k per month. Also rent has fallen drastically. a 1900 sqft flat which use to fetch 25-28k pm recently rented at just 20k. A BUZZ BEFORE ELECTIONS AMONG PROPERTY DEALERS WAS IF BJP CAME TO POWER, IT WOULD BE A DISASTROUS FOR PROPERTY MARKET. WHICH IT HAS. Do your homework well.

          Why would i freaking spent 1.20 cr on a property which i can rent it out for 24k (20 rent +4k maintenance charges) on which am getting 90k from bank & save 65k per month especially when i see on no increment in property price for at least next 2 years?

            Kyunki.....ghar lena hai....real estate mein invesht karna hai....paisa banana hai....$$. Pados waale Sharmaji ne bhi bahut paisa kamaya hai real estate mein.....

            Taj Mahal khareedne ke liye bhi ek do log to mil hi jayenge apne des mein. Yeh to sirf flat hai chhota babie.

          Thank you so much for insight.. it is really helpfull. My budget is around 1 cr (50 % payment +remaining loan). Do you guys have any idea about ATS pristine-150..

            IMO: Go to newly habitat RTM, an already habitat society is comparatively less open for adoption of new residents as they are already settled with their groups.

            New entrant resident of old society will feel this difference in Sporting/Social Activities (personal experience), for which he/she is investing (as monetary returns are nightmare nowadays)….

              I am also closely watching ATS village and One Hamlet. The more I am going deep into discussions, the more realistic price I am getting. Initially I thought I won't get below 1.8 crore in ATS village, but now I am even scared to buy at 1.6 crore. A recent deal of 1750sqft at 1.62cr got cancelled because other dealers told seller that he can easily get 1.7cr. Now he is not even getting buyer at 1.6crore.
              Same story for ATS Hamlet. In 1st few visits I was quoted 1.8cr. Now deals available at 1.65cr ( if you go with cheque) for negotiations.

              I am am so confused whether I wait for few months or close the deal NOW. I am not in hurry because I am anyway living in ATS on rent. But at same time it's too boring to keep waiting.

                Try 3C boulevard 3Bhk, it's coming up nicely or
                golf side of Jaypee pavilion or kalypso, app 300 families are living there.
                1800 sft golf view is available in 1cr with super low density with ready club and sports facilities
