    नोएडा।। नोएडा एक्सटेंशन में फ्लैट बुक करने वाले खरीदार यूपी में मुलायम यादव की सत्ता में वापसी से खासे चिंतित हैं। खरीदार इस बात को लेकर परेशान हैं कि कहीं समाजवादी पार्टी अपने एजेंडे के तहत प्रदेश से ' ब्रैंड मायावती ' को खत्म करने की कवायद तो शुरू नहीं कर देगी ? या अखिलेश के होने से उनके लिए कुछ राहत होगी। गौरतलब है कि 2004 में मुलायम ने जिले को भंग कर दिया था और सारे प्रॉजेक्ट्स पर रोक लगा दी थी।

    गलत तरीके से किसानों से जमीन अधिग्रहण को लेकर नोएडा एक्सटेंशन के प्रॉजेक्ट्स पहले ही अधर में लटके हुए हैं। लेकिन अब यहां बन रहे 2 लाख फ्लैट्स पर तलवार लटक गई है। अगर नई सरकार सुप्रीम कोर्ट में रुख बदलती है तो बिल्डरों और खरीदारों के लिए बहुत ही बुरी खबर होगी। हो सकता है कि किसान भी दोबारा सौदेबाजी करें।

    इसके अलावा, नोएडा एक्सटेंशन ही नहीं बल्कि दूसरे इन्फ्रास्ट्रक्चर प्रॉजेक्ट्स के लिए स्थिति अच्छी नजर नहीं आ रही है। यमुना एक्सप्रेस-वे तैयार है लेकिन टोल, स्पीड और सिक्युरिटी पर कुछ तय नहीं हो पाने की वजह से एक्सप्रेस-वे अभी तक शुरू नहीं हो पाया है। साथ ही, एक्सप्रेस-वे के आसपास टाउनशिप का प्लान भी अभी तक कागजों के ढेर में ही दबा है। यमुना एक्सप्रेस-वे के बिल्डर जयप्रकाश असोसिएट्स लिमिटेड, जो बीएसपी चीफ मायावती के खासे नजदीकी माने जाते हैं, प्रदेश में बदली सरकार को लेकर खासे चिंतित होंगे।

    वहीं, नोएडा और ग्रेटर नोएडा के निवासी इस बात से परेशान हैं कि जिस तरह 2004 में समाजवादी पार्टी की सरकार ने जिले को भंग कर दिया था और सारे प्रॉजेक्ट्स रोक दिए थे, कहीं इस बार भी उनके साथ ऐसा ही न हो। हालांकि अखिलेश यादव के प्रोग्रेसिव आउटलुक को देखकर कुछ उम्मीद है कि वह डिवेलपमेंट के काम में रोड़ा नहीं अटकाएंगे और यहां विकास कार्य जारी रखेंगे।

      Can any senior member please suggest if its good time to invest in Unitech The residences sector 117, I have already applied for booking and today i have to confirm this.
      I would not mind the Unitech bad reputation of delaying the project my only question is that after SP govt, will the price of this project may fall down and will this project further get delayed due to new govt. (I have accepted 1 year delay by Unitech).. Please advice as i have to confirm the booking by today evening.

          Though Sanjay Chandra/ Unitech has ggod relation with SP, however, i wldnt recommend as Unitech is in BIG mess...you may end up waiting indefinitely!!

            Depends on your time horizon. If your time horizon is 6-7 years, consider investing.

            FYI, I booked Unitech apartement in Gurgaon in 2007, and am still waiting for posession, and going by the pace of construction, delivery will probably happen in 2013.

            Hence, speaking from experience.

              Has JP struck a deal with SP already didnt expect their shares to bounce back so hard today , seems investors have some inside news ! Political stability especially if Akhilesh Yadav , a clean and intelligent leader takes the lead can really boost Noida realty especially premium builders like Jaypee or Unitech.

                Election results: With Noida jinx at work, fingers are crossed

                NEW DELHI: The spectacular return of Mulayam Singh Yadav is haunting most developers and builders of Noida, Greater Noida and Yamuna Expressway, a hub of affordable housing in NCR. Most of them believe tough times are round the corner. They expect a backlash from the new government as Mayawati had an emotional connect with the area. Her ancestral village is in Badalpur in Greater Noida and she also braved the Noida jinx - any CM who visits Noida is bound to lose the job goes the belief.

                Since it is an area that has not lagged behind in development with maximum commercial activity in UP, it helps political parties in raising funds. It's definitely bad news for Jaiprakash Associates Ltd (JAL), which is considered to be close to Mayawati and has a number of ongoing projects in the state. The stock price of JAL had fallen by 5.57 % the day Sensex fell by only 1.5%.

                During its last tenure in 2002-07 , Mulayam's government had raised objections to the Yamuna Expressway project, connecting Greater Noida and Agra, which was awarded to JAL by Mayawati during her tenure as chief minister in 1998-2002 . This not only delayed the project but also affected development of a vast track of land along the Noida-Greater Noida Expressway and Yamuna Expressway, given to JAL as part of development cost.

                The sports village, where the F1 racing track has been built by JAL, has been developed on one of the five land parcels given to the company. The F1 racing event last year was a huge success and added to the attraction of the Noida and Greater Noida region. But to implement the project, JAL had to enter into a protracted legal battle.
                Similarly, a number of other projects in the region may get delayed if the new government turns vengeful.

                Yamuna Expressway: Construction of Yamuna Expressway is almost complete and the toll plaza will be ready in March. The new government, however, will have to take a number of decisions on issues like the toll charges, speed limit and security arrangements before it is opened to public. In fact, the road has not been opened because of the fear of overspeeding.

                International airport at Jewar: Construction of an international airport is very important for development of the entire eastern region of NCR, including Noida, Greater Noida, Ghaziabad and Meerut. The Mayawati government was trying for this, but since her relations with the central government were not so cordial , the project remained a non- starter.

                The main hurdle in the way of the project is the rule that no two international airports can coexist within a distance of 150 km. Jewar is 72 km from IGI Airport in Delhi. The outgoing state government was ready to compensate GMR, which is the main developer of IGI Airport.

                Formula 1 car racing: The new government may levy entertainment tax on the entry ticket. This may affect the viability of the project . The outgoing government had exempted it from entertainment tax.

                Noida Extension: The Mayawati government has been censured badly by the judiciary for the manner in which it acquired around 3000 acres of land in the area .

                  SP lost in Loni,Sahibabad,Ghz,Noida,Dadri,Jewar,Moradabad etc etc... Now 2014 elections coming in and SP will be a fool to talk aout development in these area's since they want to grab sitting BSP and BJP seats for lokshabha.

                  Any fool can understand this that without electricity,roads and other development things won't change for an end user..

                  Until 2014 elections these areas will be ignored and worst sitting MLA's and MP's can not say much they will run around here and there some dharna etc but back to square one.

                  IF it was not 2014 I could have hoped for this region but bad luck boss...

                      The two development zones in Uttar Pradesh west - Gautam Budh Nagar and Ghaziabad - may undergo a complete revamp, if the Samajwadi Party (SP) insiders are to be believed.
                      Though the new government is yet to be sworn in, key party functionaries said the two revenue earning districts, close to the national Capital, might witness a complete transformation.
                      The party's office-bearers have already got down to the job of reviewing the status of several projects undertaken by the Mayawati government.

                      Sources said the party high command was kept informed of the state of affairs in Gautam Budh Nagar and Ghaziabad over the last five years.
                      One of the sources said two giant developers with numerous projects in Gautam Budh Nagar and 'who almost acted as personal firms of Mayawati and her family' would be the ones to be reined in first by the new government.
                      'Noida, Greater Noida and Yamuna Expressway areas became the hub of corruption during Mayawati's rule. They (the companies) looted the farmers. They sold off Noida land to builders, leaving very little for the farmers,' Veer Singh Yadav, president of the SP in Noida and close to chief ministerial candidate Mulayam Singh Yadav, alleged.
                      'The interests of farmers will be of prime consideration now,' he added.
                      The new government might also spell trouble for liquor baron and property developer Ponty Chadha in Noida. The group's business centre in Sector- 32 might also face a review.
                      'We are looking at ways to see if that land can be returned to the farmers. Two sectors were combined and sold off to Wave City and the bids manipulated to help Chadha win. We kept protesting against it and Akhilji and Mulayamji are aware of it,' Veer said.

                      'We intend to write to the party high command and demand the cancellation of the allotments. Fresh tenders should be invited and the allotments made in a fair and transparent manner so that the revenue goes directly to the government exchequer and not into some politician's account,' he added.
                      He also said that a letter would be sent to the new chief minister demanding a 'thorough and proper investigation' into all the scams that occurred in the district and seeking a probe against a number of Noida and Greater Noida authority officials.
                      'All culprits should be punished. We have the names of many such officials in the Noida authority and we will write to the CM and get them probed. There were several officials who also acted as BSP agents during the elections and distributed cash to garner votes for Mayawati. We have those names as well,' an SP loyalist said.
                      Projects in the scam-hit Noida Extension would also be re-examined. 'This area was riddled with corruption during Mayawati's rule. In SP's tenure, no land will be forcefully acquired. If there happens to be an urgency, land will be taken at six times the market rate, as per our manifesto,' Fakir Chand Nagar, the district party president, said.
                      The Yamuna Expressway area is also on the SP radar. The party has already assured farmers that land would not be snatched away from them as was done by the last government.
