      Every year thousands of people are becoming doctors, engineers, CA, architect, teachers, bank PO, MBAs etc... Mostly come from a very small background..
      They will definitely cater to the demand needs of NCR

        LATEST UPDATE

        CREDAI paid Rs. 35 lakh to TOI for the paid article in last saturday's edition highlighting Freehold status to Noida.

        Negotiating with HT for the same amount for the next week. (It would have appeared simultaneously last week only - but there are some differences within the HT management as they think they are not getting desired amount of advertisements with CREDAI Members in comparison to TOI. Things are being sorted out).

        CREDAI members to rise prices by Rs. 300 - 500 in next 2 weeks before notification.

        CREDAI members plan to rise prices by Rs. 500 - 700 after notification.

        It is expected that Noida's prices would move up by around 800-1000 Rs. psf by the time Freehold is notified, and may move further with the market sentiments.

            Plots prices are going to go up like anything. Even though the floor registry would not be allowed initially, but it will not stop the prices to rise. After notification, you can expect a steep jump of 30-40% in plot prices.

            Psychological factor of the freehold is more dominant here instead of the economic factor.

                Noida will have the most impact, although the entire region (GN, YEA) may gain to some extent - but there won't be immediate effect.

                GN and YEA prices will move slowly after Noida prices rise.

                There will be some impact on Ghaziabad properties also when Noida prices become unaffordable. IP and RNE are most likely to gain. RNE will have most gains due to its still low prices and better connectivity.

                  How much is the conversion fees that they are planning to charge to convert land/flats from leasehold to freehold? Is there any info on it?

                  I couldn't visit the forum regularly for last 3-4 weeks and looks like I missed this news.

                    You mean a jump of 800 to 1200 psf for every credai builder? So prices of all projects will become greater than current resale prices of LB. Considering the fact that LB is finding it tough to sell at these rates, I woulda expect all RE transactions to dry up if this happens.

                    Plots very little liquidity even at current rates. What's the future?

                    I don't believe these rate hikes are going to materialise.

                      Those modalities are being worked out at goverment level. Builders are trying their best to keep it minimum, but there are no promises from government yet. Expectedly, it could be 4.5% of the circle rates.
