            Several Punters who bought non-descripts and shady projects all over noida expect to get ATS style living by paying 3000 psf... Hilarious !

            People who are still buying ats in 10000 psf must be fools ...

                People are not expecting ATS, but it seems they are expecting a better product than grand woods. Even that is very unrealistic.

                  I have been to Omaxe forest on eway... Joshua tower!!
                  My friend owns a penthouse there... My interest in real estate came from that day...
                  It was the day of my last board exam of 12th 4.years back...

                  My short term aim (5 years).. Is to buy a penthouse there..
                  Its too good...

                    Thats how it started for me...
                    Check out the largest penthouse...
                    Its centrally airconditioned...
                    Plus.. Has touchscreen switches on walls... Bathroom size was bigger than the drawing n dining of most projects on expressway...!!

                      The reasons are as follows -

                      1. Interest rates set to head southward meaning increased demand

                      The interest rates are not going down in a hurry , in fact there is strong possibility that interest rates are stalling, evident from long term yields. The crude prices are heading North, the vegetable prices have again gone up in fact no vegetable is less than Rs 50 kg.

                      2. Recovery in US economy meaning more IT jobs in Noida and hence more demand

                      Only US job market is recovering and that recovery is very very fragile as explained by FED CHAIRMAN, even the debt situation of many US states are similar to that of European countries. The European economical mess is not ending for many more years to come.

                      3. Remarkable pace of constrcution of paras tierea

                      Pace of construction can only increase the speculation price, the real asset value does not change tremendously with the speed at which the asset is made.

                      4. Previously shelved 5 star hotel projects will come back again on expressway near sec 137 with SP coming to power. These projects were signed during their govt and later reversed by mayawati.

                      All these five stars hotels were given cheap land on the basis that they will make rooms to cater the demand for commonwealth games , last I heard the games finished in 2010. Also the supreme court verdict clearly says that developers have to pay prevailing rates.


                      5. Near completion projects on expressway are already touching 6000 psf

                      Dont compare omaxe Sec 93 with Paras, Omaxe has less FAR and better name. Moreover sec 93 is almost fully occupied.


                      Any disputes and expected prices from IREF members?

                      The prices of Paras and other equivalent societies may rise to at best Rs 5000 PSF, that too due to hype created by brokers, however once the real supply will start hitting the Noida express way, the prices will fall to Rs 4000( max).
                      Dont tell us the builder rates, the actual rates are being governed by market which are reflected by resale market.
