      You probably forgot something here...Supply in the region. And also there is no builder track record which says quality delivered would be such that people would be willing to pay 7000.

      With Noida Extension back to its feet (expected) and wishtown projects, sec137, Sec7x hitting possession, resale rates would be in check all through till 2015-2016 atleast.

      You have not mentioned the time frame or phase when 7000 would be reached. So with all things being equal, I would say around 5500 by end of 2013.

      I think such threads are created to create unnecessary hype on prices because somebody may be invested in a project. If this is not the intention here, then all the best. I hope you get your 7000.

        Let me tell you present scenario of a noida flat


        -- 2 bhk second floor apartment, area around 1000 sq feet.
        -- Distance from nearest existing metro station 0 kms

        -- Distance from nearest hospital 0 kms

        -- Distance from nearest bank 0 kms

        -- Distance from fully functional market 0 kms

        -- Distance from the only golf course of noida 0 kms


        PRICE LESS THAN 50 LAKHS ( NEG0TIABLE )


        The flats are old construction, interiors of which can be improved very easily.
        The flats are really low density as compared to all Paras , 3 C or other equivalent societies.

        These are the all time HIT flats of Noida Authority in Sector 37.

            PS I remember going to see Forest when it became RTM, I was dressed rather shabbily and was stoned . The flats were amazing and it was a miracle that the gaurd did not kick us out ( we really looked out of place there), especially with my friends old banger.

              lots of flats in sector 137 would be available in next one year or so and the rate of such RTM flats would be Rs. 4000+ psf ..

              Q) why people are buying flats in Sec 143 at rs 4000 and then waiting for another 3 - 4 years for possession. Instead they should wait for an year and buy a RTM flat at sector 137?

                Are people really buying in 143 at 4k? I am surprised.

                Rate predictions of all people can never match. Some feel (or fear) that prices may move higher. So they will buy now. Others feel prices will stagnate or come down. They will wait.

                This difference of opinion is very healthy for any market.

                  We were stoned too.. N hit the jackpot at his place!!
                  These things are a must have if you have money..
                  I have seen people( small shop owners - small.is d size of their shop only) earning 50k everyday on an average n living in 50 gaj(yd) ki kothi!!

                  I wonder what their mentality is... Lakshmi aati hui achhi lagti hai agreed but still koi UNHE BATAYE LIFE MEIN KYA KYA HAI!!

                    Well I'm one of those looking at 143. Reasons -
                    1. Expect RTM flats in year 2013 to be 5000+ all inclusive. So a 1300 sft flat will be 65L. My buying capacity won't go up so much in one year.
                    2. Buying them in RTM will mean paying 50% of the cost in cash. Not comfortable with that.
                    3. Can wait till 2015 when the area is fully developed.
                    4. Don't like the presence of the nallah in front of sec 137 (only interested in gulshan, ajnara and purvanchal for end-use)
                    5. Location wise don't see much difference between sec 137 and sec 143 otherwise in the long run.
