    My relative is looking for a plot on Noida Greater Noida Metro - Aqua Line touching Sectors of Noida or on Noida Expressway. His budget is roughly around 1Cr. Small plot with good gentry around will also do.

    Requesting you to share your inputs/suggestions.

    better to go for flat

    plot + construction cost is equall to the same area in socity flat

    Example

    200 Mtr plot value = 100 lacs

    200 mtr 3 floors = 5000 sq ft

    construction cost = 80-100 lacs approx

    so in a budget of 200 lacs one will get 5000 sq ft or Rs 4000 per sq ft area that too divided in floors and with no commom amenities ...

        Buy 4BHK Duplex carpet area around 2500 Sqft, plot area 182 Sqm in sector 135. Occupancy of locality 60%. RTM and Good living condition. Budget starts around 1.4cr (including registry, transfer etc). Good location available in 1.5Cr. Metro station is less than 1 km away. In my knowledge, there are no NA plot sectors on expressway that are directly next to Metro line. There are plot sectors in Greater Noida right next to Metro line and many affordable options available there.

        Also avoid all 5% quota plots in Noida no matter how good location they have.

                Plot in Greater noida for end use - Not advice - bahut PG hain

                Plot in Noida main city - ok if very big family

                Maine jo dekha woh share kar sakta hun, sabsey anand un societies main hai jo poori ban chuki, registry main koi issue nahin
                and good occupancy and top locations
                Low density societies hain aur badhiya lifestyle

                Ab to Greater noida main saari suvidha bhi aa chuki

                1 crore ke budget main mast badha flat milega kisi bhi top society main

                Noida extension ki to bahut buri halat ho gaye hai aur noida 78 ki bhi

                Noida expressway theek hai bas
