    I am looking out for 3bhk or 2bhk+Study in Noida Sector 25. I have seen a flat on first floor with 1320 Sqft area (2bhk+Study). The flat is well maintained and furnished. Upon shifting I might have spend around 50K - 1L. Is it worth to spend 85 lakhs (approx. Rs 6,440 per sqft) on this property? If not, please suggest suitable offer money for this property. Above 85L I suppose, around 10 lakhs need to be spent on registry, noida transfer charges, society charges. Please advise. Thanks

    It not a good investment according to me. I have lived in sector 25 and it is not really an ideal choice for living. Considering your budget I would suggest you to get a flat in some ready to move flat in Sector 74 or 75 noida. There are a few projects which do not have problems wrt registry and have no legal hurdels. Supertech Capetown is a Good option. You can also consider Panchsheel pratishtha in sector 75. These sectors are right behind the Sector 50 which is one of the main sectors of noida.

    And if distance from noida is not an issue for you then I would stongly recommend Greater Noida. NOT GREATER NOIDA WEST. You can go for completed societies of greater noida like ATS Greens Paradiso, Plumeria Garden, Unitech Heights, Vrinda City or you can also invest in a plot. You can easily get a plot of 125 sqmtr for approx 50 lacs. The construction cost and registry cost would be extra.

    Greater Noida is recommended as it will get major appreciation because of Jewar Airport and connectivity wise it is great as it has connectivity from Yamuna expressway, Noida-Greater noida Expressway, Eastern Peripheral expressway.
