Hie senior members, can you guys please let me know the real resale rates for Pan Oasis and Homes 121 from floor 2nd to 5th ? Doesn't matter, if it's road or park facing as we all know builders in NCR build whatever wherever they want. Thank you guys.

  • Homes 121, 4300-4450 sq. ft. Pan Oasis 4500-4600 sq. ft. as per my knowledge.

  • Most builders are bad, there is no project which is perfect. Most, if not all builders take shortcuts and construction quality is bad but what we pay for is LOCATION. Brokers, over the phone were telling me outrageously high rates.

    Me also got biggest shock, when one of my friend who is looking for a flat in Noida told me that he couldn't find a single project (possession in 0-2 yrs) less then 5k psft doesn't matter where the location is and who the builder is !!! Seems like all the builders have gone mad or they have sold enough inventory and doesn't care to sell any more :bab (45):

    It's only a good deal if you are getting it in the phase they are giving possession for by Dec 12. If in other towers then you are basically buying an overpriced JANTA FLAT. In my opinion, even the location isn't that great like most people say. Now, NE will open soon this year and it will be only few km further and will be 1000 rs cheaper per sqft. If, I was going to pay over 4000 I would invest on EWAY.

    Hi All,

    I have booked flat .. in 40L (all inclusive) phase 4.. 945 sqft..Don't know whether it's a good or bad deal (monetary wise) but personally what i like is:-

    1) Ajnara/Gulshan brand value..
    2) Location.. merely 4-5 km from operational Metro station.
    3) loading is less.. Bedroom/kitchen/bathroom size is good..
    4) Ample balconies.. my preference..
    5) Upcoming FNG
    6) When Noida City center will come up then it will be merely 5-6 km from that location..

    I have lived in sec 93, 2 years back and personally don't like that area as it's still like haunted place to live in.. Visited eway projects .. they are pretty good but it will take long time to settle down there..

    Noida extension.. not preferred cause construction is halted there for so long and still it will be livable in next 3-4 years.. + Noida property appreciation will be good comparison to noida extension ..

    Bought it for end use.. may be an expensive one..but it's ok..:)
