What do you guys think about Jaypee Greens Wishtown - NOIDA? Is this a good time to buy? Is Wishtown a good investment?

    Dinesh Bhai what is holding back Kalypso 1 and 2? Is it the NGT? They look ready to me.

    Hi bro - yes work was on at Kristal. They hv driven a lot of piles in and the raft/pile cap should start in a while. Since parking is only on podium (If I remember correct) - coming to GF should be faster (no B1, B2). I spoke to the gaurd there - Vikas is the contractor. Today being Rakhi there wasnt any chap from the contractor to talk to.

    For most payment plans - they hv to start construction in earnest if they are to make money from Kristal

    Yes Rahul bro. Seemed like 30 floors already. Only a few days back (months) - I remember we were looking at the foundation at Orchards. Just goes to show how a quality cobrractor like L & T can mk a difference. Hope recent rumours are false on L & T leaving Orchards

    Well status on website does show they are sending possession leters.

    Fully ready will tk more time. They need to do more painting, parking etc etc

    Try going from T10 side entering near to Kristal site or just ask marketing to fix u up

    Hi.

    It would really depend on pricing. PH3 or was it PH2 seemed to be ahead. PH4 was the laggard but in a 30:70 scenario that would mk sense as payments would be spread out.

    Again the bigger unit in PH4 (only 1 tower) is the one to buy.

    There were a no. of shops also in PH. Whats the deal with those anyone knows?

    Your visit report always gives a ray of hope to the thousands of wishtown buyers. Waiting to see the possession of kalypso and hope it will set a new benchmark in re of ncr.

  • Haan Dinesh Bhai, meant bigger units in PH4 only. Company BSP is 7700, xpected possession 2 years. How much upsiwng u see ? I kno it will not reach Kalypso or Imperial level ever. How is the view from PH4 big units higher floors of GC. Thx a lot ur the resident expert on dis forum for Jaypee WT GC properties :)

    Hmmmm 7700 is very high. The view from that tower is outstanding.

    But currently I am just not reccomending anything to buy for medium term from an investment pov especially if we dont see very clear discounts.

    Noida Authority is increasing circle rates by 40% - meaning it will become very difficult for end users to get in. And neither are builders showing any urgency - save say an ATS with OH.

    The bird sanctuary issue should be resolved in a while

    PH is less risky but buy only for end use at this price point. Yes 30% payment is good - you will only need 5-6% increase in 2 years to be beating inflation overall but I am just not too sure.

    I would still stay away. Let liquidity in sales increase then take a call

    Hey dinesh, I understand there is no circle rate revision for GHs this year. Though same is due for revision in december. Can you confirm plz.
