What do you guys think about Jaypee Greens Wishtown - NOIDA? Is this a good time to buy? Is Wishtown a good investment?

  • Venky, folks - any thoughts on putting some money in JP infra - short term - the share isnt doing too much so if no news comes - take ur money out but if it does - atleast 20% upside (assuming CA bhai is not joking around)...whatsay

    all projects around GC are on booked of JP Associates & even JP Infra is having major ownership of Jaypee associates...
    It shall make more sense in buying shares of core company - JPA, incase if it is really desired to buy JP stock.
    But surely, it will test lot of patience for significant time. Reduction of debt and infusion of money to WT could lead to longer price appreciation.

  • Hello All, I have been reading IREF discussions on Jaypee Wishtown for over a year now. I own an apartment (3bhk) in Kasa Isles. It was bought as an investment and not end use in 2010. I now wish to be exit and wanted to know 1. Whether there are buyers in the market for this project (as I keep hearing that there are no genuine buyers, only brokers trying price discovery) and 2. What is the actual resale value of the project. I know there are a lot of numbers out there, but does any one know of any recent concluded transaction for Kasa isles and if so what was the price involved?

  • I dont know what rates are going on...but its a poor time to sell. Unless there is serious urgency of funds and u can hold the unit. Please put this off by 2-3 years. By this time things will be quite clear that construction has progressed well and fundamentally how much better WT is to comparable projects.

  • Thank you dineshsays. My apt is in tower 16 and Jaypee has said that they will give possession by Sept 2016. I am not in Delhi but I hear from people that no work is currently underway at Kasa except for tower 5. Given this when can I reasonably expect possession?

    Please do not think of possession before Q4 2018.

    But, by 2017, there will be many more properties which would be already delivered. Further, U hold for 2 years minimum, U would get the return more than the bank rate.

    Please do hold the property if U are not desperate to dispose it off.

    I pass across the sector road infront of wishtown everyday. Today the visibility was pretty clear as a result of yesterday's rain (less suspended dust in the air), so I took some pics of Kalypso and imperial court as visible from sector 127 side. Sharing these here for interested people :-)

    Not a problem! I think electrical work is in progress here as I can see corridors of many floors lit up at night in kalypso and few floors lit up in imperial.

    This is to update you and invite your attention to the continuous practice of default after default after default… being endlessly committed by Jaiprakash Associates Limited (JP group).


    Some of the points are highlighted below



    1.Despite multiple reminders, we are yet to receive a confirmation for the meeting between Mr. Manoj Gaur & KGT representatives. Do note that this was expected almost 1 month back !


    2.Every month we have to follow up seeking monthly construction updates. During last meeting, Mr. Sachin Gaur assured to look into the matter and re-schedule works with a target to hand over possession of apartment on or before November 2015 (this is the last written commitment released by JP). We await construction update for February highlighting how balance works and approvals will be secured to give possession on or before November 2015.


    3.Despite multiple reminders, we are yet to hear from Sachin Gaur on the quality issues at KnightsCourt and sample apartment which were shared with all senior JP officials during the meetings and the minutes of meetings.


    4.Despite multiple reminders, we are yet to receive the JP authorize copies of the sanction plans (all copies if there are any changes), Super area calculations, FAR sanctioned for KnightsCourt by Noida Authority in 2010, current status of the FAR sanctioned / envisaged for the KnightsCourt and respective government approvals for KnightsCourt project.


    5.Despite multiple reminders, we are yet to hear the concrete reasons for the delay in the delivery of our homes; and why the work at site is still being executed by small number of labourers whereas substantial increase of labour force and execution team is necessary to give possession of the flats as promised (but not later than November 2015, though it’s already delayed for years) by Jaypee. It would not be out of place to mention again that we are concerned as to why JP’s commercial and institutional ventures are ready and operational whereas we are still far far away from the delivery of our flats whereas most of us have paid 90-95% of the value.


    6.Despite multiple reminders, we are yet to hear why there’s not the equitable penalty for the delay in possession when JP charged 18% interest on any delay in payment by customers. Do note, that the defaults committed by JP give us full right to challenge relevant portions of the one sided agreements made by you, including (but not limited to) seeking higher compensation for each month of delay after completing 36 months from execution of the booking amount / signing of the provisional allotment letter and documents.
