What do you guys think about Jaypee Greens Wishtown - NOIDA? Is this a good time to buy? Is Wishtown a good investment?

    Don't know about the details. As per my calculation. WT launched in 2008, but Only 20% of WT Apartments will be ready by end of this year. Some of these are given possession and more will will be handed over for possession by this year's end.

    These are some of the towers that are completed after 4-5 years delay. But many other towers are only done till Superstructure and work is stopped at present. No hope in completion of these towers.

    If your Apartment is at point where 90% of work is DONE (walls, interiors, tiles, furnishing + Building services (elevators, fire safety, EMP (electrical mechanical plumbing) etc). Then there are good chances for possession by end of this year. If not, then there is no definite date of possession.

    Sir, we should understand the circumstances. Its best to have CC and OC for individual towers than for complete project.

    If we wait for completion of entire project. Then CC/OCs will be stuck indefinitely. We all know what builders have done and terrible state of their projects. But there needs to be a pragmatic approach to deal with this situation. Let Builders offer Towers one by one so that buyers who have already faced long delays won't have to continue suffering.

    Buyers at this point don't care about clubs or swimming pools. They first need to get hold of their house. Everything is secondary.

    i agree...in present circumestances yes

    This wasnt the case when i puchased flats in noida in early 2000s...the entire projects...were handed over in one go...everything ready.,....but then builders had "some" values in them
    and had certain vision.....anyways....

    Its bad situataion for buyers...and for prospect buyers...these harsh experiences of others shud be a lesson

    It depends on clauses of issuing such partial OC. Basic amenities should be in place like you mentioned earlier..fire fighting system, elevators, security of area being handed over

    Only what we call luxury can be compromised and that will leave to buyers discretion whether to occupy such facilities or not. This could be win win situation for really needy customers paying EMI and rent both

    On financial clause - if facilities are not completed as promised then in that case buyers should also get waiver from builders and govt to withhold final payment demand amount till project is complete in all sense

  • Yes. Basic services should be in place. Landscaping, Beautification, Club services etc can wait. First buyers should occupy house and get it registered. And Later, he can fight Builder at consumer court (or any other forum) over other promised facilities as per the original contract of allotment which builder failed to deliver on time. He can ask for penalty or compensation depending upon the case and merit.

    everyone knows out here which profile is what and can be easily judged by their contribution in IREF forums, by their factual posts, by helping queries of others, by giving ground report for what's the current status (could be helpful for people who live far away from WT), by not doing samaj seva but helping and seeking help as buyer/seller/investor in the IREF community.... Unlike others who have just one single negative motto that too without facts.. and then calling themselves as big time samaj sevaks !
