    Real estate doesn't work like that.

    Are you kidding me? Sharma Ji grade 1 choor hai. He only invested in real estate. Jaypee got undone by other investments that undid them. Sharma Ji on the other hand

    1) Got land from authority didn't pay them.
    2) Got Dhoni to promote. Started a new company with him. Conned money there.Edhar bhi paisa banaya.
    3) Construction quality absolute rubbish. Edhar bhi paisa banaya.
    4) Suppliers ke bhi paise khaye
    5) Buyers se bhi paisa le liya

    So from all directions money only came in where did it go then?

    Please don't forget that it is only a few companies of JP that are financially stressed, not the owners. In fact , the owners are actively investing in Healthcare and education businesses after having used and thrown the real estate customers.

    Did JP claim they had any financial hardships when constructing F1 course, yamuna expressway, Norman Sadan or their schools and hospitals ? Are they facing any cash crunch engaging Mr Kapil Sibal to fight against their customers?

    Everyone who bought from Amrapali knew it was a third rate builder , but still bought because of budget constraints. JP showed 5 star dreams at 5 star prices but its properties can't even match amrapali in resale.

    If sharmaji had dhoni, jaiprakash ji paid millions of $$$ to Bernie , sachin and sponsoring myriad sports teams.

    Chalo sharmaji had to pay authority for land. JP ko to muft milli thi. Phir buyers ka paisa kahan gaya ?

    Amrapali sold at lig rate and did cheap construction. Jp ne to hig projects like boomerang and kasablanca mein Lig construction bhi nahi kiya

    Chalo Amrapali cheated suppliers and buyers. Has Jp paid L&T and delivered all its commitments to buyers ?

    Hahaha. Sharma ji is badmash but Gaurs are sharafat ki moorat. JP customers should go to mandir , do aarti and chant jaiprakash chaalia 100 times.


    Sir Jaypee ko Land Expressway ke Lieu may mili thi. Express way free mai nahi bana. Aur Jaypee ke pas expressway banane ke paise bhi bank se aye they,

    Land ki ajj kimat nahi hai kyonki baki sabko Land aise schemes pe mil raha hai ke ek installment do aur default karo. Ye free nahi to kya hai? Aur jisne paisa diya (Expressway construction cost + interest on loans raised till date) uske asset ki maa bhen kar di.

    Mai Jaypee ko defend nahi kar raha. Unke liability holding level aur personal level tak jani chahiye.

    But fact is fact.

    Chalo ye toh Samaj aya ke PK ji kiski Payroll pe hai.

    Apko Jaypee ke personal assets nazar atte hai aur Amrapali ke 850 Cr ke personal assets nahi nazar atte.

    Now onto Nalayak bette. Apko apki bhasha mai samjata hoon. Bernie, F1 etc ne Jaypee ki sale generation ke scale pe Zero impact diya hai. Aur cost astronomical thi. Jab cost bhi high hai target market bhi apke product mai uneducated hai to use bazar mai kyun utarna? Jabke doosre hath pe Dhoni, best player of the national team of the nations favorite pastime and captain of team kam paise mai milta hai. Ye nalayaki hai ya badmashi hai?

    Aise advice apke $XXXX/hr vale consultants hi dete hai. Mujhe personal experience se pata hai.

    Another fraud going on is monetization of expressway (JP trying to sell/lease expressway). JP after getting land bank around expressway in return of building expressway has absolutely no right to collect toll and/or sell lease expressway.

    It was part payment. Some payment was in the form of land rest was from right to collect toll for 25 Years I think not sure. Rest what PKji said above.

    Expressway is not an asset. Its more of a liability. It cost 13,000 to build. The revenue is so low that people will not buy at 3000. Don't forget that this was 13,000cr+Interst paid till date + running costs and now the added compliance costs.

    We are forgetting that the revenue generation is quite recent. And the revenues would cover the running costs + maybe part of the interest. I doubt there is any profit coming from the expressway or will ever come. This is a good investment for superannuation funds from countries with 2-3% annual interest rates but Indian companies with super high interest rates will make no money here.

  • I feel that toll on Yamuna expressway will pick up once the Agra Lucknow highway opens by Oct. Also once the old Agra highway thru Faridabad is upgraded and tolled, there may be some gains for Yamuna expressway
