What do you guys think about Jaypee Greens Wishtown - NOIDA? Is this a good time to buy? Is Wishtown a good investment?

  • Shops are there at Pavilion. I saw myself a big grocery and departmental store Eon is there, all necessary items are there with home delivery facilities. One restaurant is is also there, I missed the name. Apollo ******** is there.

  • Unlike the wrong information spread here by people for some reaons, jaypee mangaed to sell their shops within weeks of launch few months back

    People here are totally confused between flats and shop property which are totally different

    Klassic arcade and imperial arcade work is on and will be fully operational in few months

    Klassic arcade is close to adobe office and imperial arcade is on main road entry near axis bank building

    Whereever peoppe will live, need for shops willl be there. Jaypee is biggest project in noida and even if 10 percent occupancy its nearly 5-6000 families

  • I don't think it means anything for Wishtown. It might even lead to tightening of screws on Gaur family and dwindling affairs. For region as a whole particularly greater Noida and Yamuna Expressway. It might be a good news.

  • Well as always its that time of the year that I would come up with yet another explosive point, so I feel the time is right for me to unravel this piece of information:

    All you people who are going the NCDRC way would be up for a big fight in terms of the number of years, so a lot of you would fizz out since Jaypee would be bribing the lawyers/judges, apart from this those who would turn out to be the last standing folks would never be paid penalties in the form of "CURRENCY" but rather would be paid in the form of square feet's, so the crux of the matter is that you will be paid in the form of square feet's :) as penalty and compensation ,jaypee will be having no money(they will show that their money is being used in completing wishtown) and jaypee has plenty of square feet's in abundance since they have made such "dense projects" with "high loading", so all in all this NCDRC route would only going to put you though extreme distress, now as a responsible RE enthusiast and visionary, my aim is just to make you see whats coming ahead :).

    PS: higher area means that your maintenance would be high and while you get your apartment with high loading, there would be other Noida projects that would be sold at low loading and all inclusive price, so all in all your investment will Fizz out in the market since Wishtown properties will compete with a lot of other projects in the Noida RE market, for me this route might be fruitful to an end user but in no way will be good for an investor, so a tip would be to make sure that you negotiate hard on the maintenance of your apartment :) as well along with getting those EXTRA SQUARE FEETS ;)

  • With the defeat of BSP, all hopes of JP getting bailed out are over. Wishtown is not going to get completed. Even the 70 towers they were supposed to be working on a priority basis for the last year are stuck.

    i want to know if jaypee can sell its real estate business? Assuming that they will want to sell, will they be able to find any buyer, who will carry their liabilities? Do they have extra FAR to sell in Noida and Greater Noida project? Just wonder why they don't just exit this business when they are unable to deliver!!!!

  • Well, the reason they wont exit is that they are minting money through investors money, they cant enjoy banks money freely due to legal obligations but they are getting full mileage from the investors money, what I can see is if they avoid construction activity for a month ie 30 days( the amount they spend on 30 days for construction), if they don't spend it and that money remains with them(and lets say they fwd that money to a firm that deals with equity shares trading), the return they get out of that is huge, well consider this as a small example(they have a lot of insider information about their own companies too so they mint money heavily), when you have cash with you, the opportunities are huge, other than that they explore business opportunities by themselves and enter the market under a different name.

    PS: they will for sure delay wishtown progress and get max leverage from the investors money, consider another example :

    the money which a guy has paid today for an apartment is with jaypee and that guy needs to go office for 20 years to repay, this money holds serious value and that money belongs to jaypee now, the guy will bear the EMI's relentlessly along with his home rent.

    in exchange that guy is supposed to get an apartment which is extremely dense, with high loading, and he wont even get his finished apartment, he will just see a super structure in front of him for years, this apartment is highly inflated and for sure would be delayed for years and further would lose its value by the time it gets finished

    PS: an advice here is to avoid this chain : authority -> builder -> end user, rather try to make things simple : authority -> end user and kick the builder out of picture, builder charges ridiculous maintenance and further buys in meters from authority and sells in square yards , so basically a lot of ppl dont know this scale difference and end up paying in yards in private builders properties but if they buy in authority sectors they pay in metre's and end up getting more land.

    2) people should make a group of 5-10 and buy authority plots in authority sectors and then they would see how good the returns could be from the RE market, however this phase is dangerous for RE noida, so my suggestion is to just make groups and explore booming areas together, information sharing could benefit you mutually.

  • PS: just 2 weeks ago I went in an area and the all inclusive rate prevails around 3k per square feet in there, and I was blown away by looking at the number of occupancy of the apartments and then again blown away by looking at the traffic on the highway, I stayed there for 3 hours and was literally shocked, I was aware of this area for years and was under impression that I would see mere 100-500 people, so if I compare this area with wishtown, wishtown is a ghost town where the prices prevail around 5k but at the same time the public move towards cheaper price which is around 3k all inclusive in the area in question, and in that area the finished apartments are like orders of magnitude more than wishtown, this is explosive information, and I feel that its important to see different areas with different price points.
