    After making many trips to WT, I am finalizing between PC 1600 golf facing and KT 1650 non-golf. Both are priced equally around 6-6.4k.
    PC is really average but have great golf view, Kalypso golf units are out of budget but quality is really good. My aim to ultimately be able to buy a golf facing 3bhk in Kalypso as soon as possible.
    Some questions
    > I asked earlier also. Is quality of Kalypso so much better than PC that I should give away golf view for it? This is from end use perceptive but that depends on person to person so which one do you think will appreciate more? PC golf vs Kalypso non golf.
    I feel Kalypso will appreciate faster as it will be one of the best project in Noida and that will drive the price.
    > Do you think tower 1 is ok? I like 3 and 4 but those will be delivered later.

    Damn tough to answer bro - apologies if I am wrong:

    Kalypso (good units) are much superior to PC any way you look at it. Further the Kalypso 2 BHK is a superb layout - the best 2 bhk in WT if not NOIDA. PC has the delivery momentum behind it but its not more than 80% on the satisfaction index. The only downside in Kalypso is they are non GC facing.

    Bro - if the gameplan is appreciation in order to get Kalypso 3 bhk - the only way is to get an awesome full GC unit in PC hope for some delivery bump up and exit after before Kalypso momentum kicks in. But to time that will be threading the needle bro as it is impossible to pinpoint the trigger.

    The 2 bhk at Kalypso will ALWAYS rise slower than the 3 bhk in Kalypso - so to park money there hoping to make the differential aint gonna happen

    Bro - ultimately its a personal choice - looking out from the 2 bhk in tower 3 gives a super view of the expressway - avoid 1 & 2 as they may stare into whatever Shipra makes. While PC gives u +1 bhk though a poorer overall floorplan, poorer specs, poorer gentry.

    I am sure there will be diff opinions - I would get the 2 bhk in Kalypso and raise money from elsewhere to ultimately get the 3 bhk before prices really take momentum

  • I was also thinking of considering buying a golf property. Went to jaypee today with a friend who is a lucky investor in real estate. This friend invested a lot in gurgaon earlier and made huge profits. Now he is also planning to invest in kalypso for SELF USE. I was planning to go for pc but since he is more experienced in real estate he told me to avoid non golf view properties in golf part. He visited pc and said that it is a risky investment as quality/layouts seem poor.Surprisingly he told me the best investments are in the following order for returns. Specialists Please confirm if yoGu think in the same way, he said best returns on investments will be as follows :

    1.Golf facing plots
    2.Knights court
    3.Orchards 2620
    4.Orchards 1798 units 3/6
    5.Imperial court
    6.Kalypso court
    7.Pc

    Very rarely this guy goes wrong and his calcuulations are just based on returns on money invested. He says you cant live in multiple houses, just calculate how much money is invested and how much profit comes after a fixed durTion.

    I was surprised that he rated orchards better than imperial court for returns. Moreover i thought plots were already so expensive so it will not give huge returns but he says plots in jaypee will give 50% annualized return minimum if one can hold for 3 years.

    What do you guys think. I can invest in orchards 1798 or 2620 or kalypso max, what would you suggest...though kalypso will put some burden on my pocket.

  • A quick idea on prices also my Kalypso unit has (on paper) increased from 5200 to 7800-8000 in a little over 2 years. Thats when the prices havent REALLY taken off.

    You will need to get in soon bro before things go out of hand

    Ps - this is my gut feel only, and just for info

    Interesting...quite agree with your friend - Golf facing plots are the one of the best investments one can make in NCR today - yes Orchards is hot property Bro...I also agree with his views on PC - it’s a very risky investment and I do not anticipate much appreciation in this property from current levels…

    I also think the same. Plots are excellent for investment but for someone with a lower budget should prefer orchards or knights court. Kalypso and imperial are good for living but not great for roi as one has to invest a huge amount upfront. PC is not my favourite, i will not recommend it at all.

    I noticed you have creating hype of 5700 price in Orchards. I think you yourself wants to see Orchards ahead of all others and that is why you are coming up with this list. I am not going to correct your list but I have very little doubt that Imperial,Kalypso and Pavilion are best project. That is how they were price by Jaypee. I feel Jaypee launch price will also be true reflection of future price increase.

    If someone keeps a point of view, why do people treat it as creating hype/being a broker/JP marketing guy etc...
    Bro, maybe someone sees orchards with the eyes, with which you cant see...
    Orchards has the longest view of GC unlike Imperial...

    I have invest in sunworld plot and look now for my use or investment as i have sell a property of ancestors. My broker also say only with 50 Lakhs i can buy 3 bhk in orchard and my installment go slowly& this is better investment idea then pavillion, he say pavillion is not good project. He think orchard if i sell give many more return than any other as the full golf view 6 number and 3 number flat is rare to find in orchard.

    If you have a good one till reasonable price then i buy now as i am looking for find one with good location.

    I agree with your opinion. I am thinking of going for tower 1 as it will offer quick possession as otherwise it is huge loss to me. Some calculations here

    Idea is to be able to use the jump at possession to upgrade to 3bhk under construction in Kalypso/Knight.

    I agree there will always be diff of 1000+ bw golf and non-golf.
    Another doubt...Would anyone spending 1.2 cr+ want to buy a 2bhk? Will it become difficult to sell?

    I am 90% convinced to do so myself. Just waiting to get an opportunity to go there and see things firsthand.

    Can you/Pawan bhai/Bearish do one fair writeup on Kosmos vs LB - I think that will really drive current fencesiters one way or another.

    I will take 2-3 weeks looking at my work to do this.
