What do you guys think about Jaypee Greens Wishtown - NOIDA? Is this a good time to buy? Is Wishtown a good investment?

  • Can anyone please suggest as to what shall be the rates at the following projects of jaypee at time of possession:-
    1. Jaypee Kosmos
    2. Jaypee Garden Isles

  • Although its very tough, but if i have to give a figure, then kosmos will be aroumd 5500 all inclusive...
    GI could be 7K.

  • and the price gap is due to the time gap in their launch dates..not necessarily something else...once they both are up and liveable difference of price shall remain but it should be like <500-600>...

    But what about the sense of openness in GI v/s Kosmos...will it not work in its favour in the longer run?

  • Exactly I want to understand, will GI not benefit from openness...Rs 500 to 600 difference at time of possession is too less for less conjusted flats.. please correct me if I am wrong

  • Naah...500-600 diff is nothing for the value...as time passes by, openness is bound to fetch more premium. In the initial period of 1-2 years, difference may remain less than 1000..but with time, it will get to 1500 or so. Just an opinion.

    Completely agree. BTW, even if one considers launch price, the difference is more than 1000 rs considering avg selling price per flat.

    On GDI thread, one of the buyers confirmed that L&T is the contactor for GDI as well hence delay will be there but overall progress will be better than before.

    Hi,

    Obviously time will prove whats in store for WT projects however idea is to make some assumptions & predictions and compare the same with real time scecario as things unfold. Once done, identify gaps, analyze them and use that in your future predictions with an objective to be as close to likely real time scenario's.

    If you wanna wait for time to unfold things then why discuss it at all and just wait for it to happen.

    Just an opinion.

  • BTW, just came across this thread in GGN forum, where people are complaining about the delay in projects across a large spectrum of builders....in the recent past this delay business has become a way of life for builders.
