Jaypee Greens Wishtown, Noida

    People are forgetting few things -

    -- other than 50,000 crore + debt
    -- Payments to master ( Politicians/Beurocrats etc etc )
    -- Payments to supplier ( eent/saria/building material se lekar ...contractors tak )

    Any project which is 4-5 years away from delivery is the riskest of all in my opinion.

    as per my sources, other than debt in white there is a parallel debt of do number taken from open market ( running in thousand of crores ).

    running a show per month needs more than 10,000+ crore

    Next year will be interesting.

            "Khalijeb" means "EmptyPocket" hi na. Nam "Khalijeb" aur kaam investment.
            Miyan..durust farmaya...1 saal mein to 7000 bhi touch kar sakta hai PC.
            1 se kya hoga..2-4 to khareedo kam se kam.

                Assuming what you say is right...I have few questions about Knight court, request all IREF members to please help me understand: Senior experts like Dinesh, phantom, Pawan, ved ji, if you could spare some time:

                How many stories in Knight court Towers?

                How much is the area of Knight court in Acres...8 towers in how many acres?
                How many units in Total?

                What are other Sports and club facilities?

                Can we assume that Knight court will have more inventory?can we hope to get tower and units of our choice.

                How much % of units will be sold in Knight court...

                Exactly when did they start selling this project... What has been reasons for delay in comparison as compared to kalyspo and Imperial...? was there any engineering problem i mean?

                Who is doing the construction? i read some where ahluwalia's.... are they famous for delay in construction?

                Realistically speaking, when can we assume the possession of Knight's court?

                In CLP, how much money has been given so far? And how much outflow can we expect in next 1 year...

                At what price was it launched and What would be the all inclusive price in fresh and resale now?

                While dinesh, you have been very methodical in detailing out the comparison between Kalyspo and Knight, i assume there will be a requirement of more upfront payment in Kalyspo, imperial (and pavilion...)

                Do you guys think, that there are chances that future high rises might spoil the views of Knight court making views worse than pavilion/kalyspo

                I was surprised that he rated orchards better than imperial court for returns. Moreover i thought plots were already so expensive so it will not give huge returns but he says plots in jaypee will give 50% annualized return minimum if one can hold for 3 years.

                What do you guys think. I can invest in orchards 1798 or 2620 or kalypso max, what would you suggest...though kalypso will put some burden on my pocket.

                      Contractor ahluwalia... golf course infront views will remain as they are(nothing can spoil them).... no 50-50 payment, infact no fresh inventory for golf course facing...
