Hi all, i found this interesting article. Also, yesterday, on cnbc awaaz i became aware that property dealers/builders in Mumbai and hyderabad has raised their cost by 20 % on acc of higher demand. However the expert on the cnbc awaaz show said that this is all pre-scripted drama.

    hii...today i saw a big add in the leading newspaper regarding unitech unihomes tht its been completely sold out....and along with tht also saw adds of brokers showing unihomes availability....Is this again some marketing strategy by the co...??? comments r welcome

    It seems that Unitech is launching Phase 3 as well in Sector 117 NOIDA. This one has 3BHK in 1325 sq ft area (and 1408 as well). It is priced slightly higher that the phase 1 . We checked out the site location and got information about this project from "Investors Clinic" in NOIDA . Does anyone know if Unitech has a penalty clause if its project in not completed on time (2 years) and does it stick to its schedule?

    The penalty is 5 psf beyond 2 years frtom time of allotment. This is not a legal contract, so whether it is honored depens on several factors prevailing at that time, My 2C

    Unitech has also launched uniworld gardens located adjacent to unihomes.
    How is this project for investment point of view.
    Recently with so many projects launched by Jaypee and now Unitech, the availability of flats will be very large in year 2011 and 2012.
    Will that put pressure on property rates for downward trend ?
    Any opinions in this regard ?

  • There is a saying that a stupid and his money will soon part their ways and it is so true of ppl investing in UniHomes. Its a common knowledge that Unitech is delaying projects by 2-3 years ( please read Indian Express of 22nd Aug 2009) and is having massive debts ( more than 10,000 Cr ) where its DSCR ( debt service coverage ratio) is much worse and it is regularly defaulting on loans ( Fitch has downgraded it long time back). ands till we have jokers who put money there and then run here and there like a street mad dog

    who is at fault? Govt , Unitech or these so called investors who dont even know i of investment

    Both Unihomes and Uniworld are doomed projects. First of all God only knows when the luxuriant green farms will be mowed down to make a semblance of site work. If the info I had is correct then these 2 projects will be taken up part by part and comletion of first few buildings will be over in 4-5 years. The debts of Unitech group is already above 1000 crores!!.
