Basic analysis of mid segment projects on Noida eway

    Also what is the sector for -

    Jaypee Kosmos
    Today Homes RR

    Today Homes RR: 3 kms from flyover. Still, a great location considering this is the only sector with some population after flyover. Also, perfectly planned entries to the residential zone from service roads that should bypass sector traffic due to commercials.
    Nimbus Golden Palm: Just next to e-way. Great location. Drain nearby is a slight concern.
    Paras Tierea: First project in 137, next to Advant Navis. Better than others in 137.
    Builder/Quality:
    ----------------
    Purvanchal: Good quality expected. Average on customer transparency.
    Jaypee: Top quality product for similar price range expected. Poor customer service.
    3C: Customer friendly. Better quality expected.
    Paras: Just above average quality expected.
    Logix: Poor customer service but employed good architects/contractors. So, better than average quality expected.

    Progress:

    Paras Tierea: Expected delivery in first quarter2013
    Logix county: Expected delivery in second quarter2013
    Klassic: Expected delivery in second quarter2013
    Today Homes RR: Expected delivery in third quarter2013
    Supertech Eco citi: Expected delivery in third quarter2013
    Project Layout:

    Logix county: Excellent layout with central open space of 150 meters at least.
    Paramount floraville: Good layout with some similarity to LCounty.
    Today Homes RR: Site layout is good with no high rises around.
    Sunworld Arista: Low density
    Floor Layout:

        i think you need to change all inclusive to BSP

          All these are resale rates minus the PLC, IFMS and Tranfer charges.

            Additionally, check these as well for detailed information on Kosmos/ Klassic. The rates for Kosmos and Klassic seem realistic but you can expect a 5 - 10% lowe bsp than this if you find a unit in abeyance (pending cancellation due to non-payment by investor)

              Jaypee is reliable and also offer good location.

                Present Resale price of JAYPEE is already discounted due to all the question marks.

                Is there any question of complete failure with JAYPEE??

                  Yes, this is the general consensus around Jaypee. Jaypee has to work hard now to build a reputation around timeliness as well for a long term RE future

                    While travelling thru expressway...Jaypee structures can be seen....Is the construction work still going on.....I believe people might have paid more than 75% of cost of flat.

                      I think the construction is going on at a pretty decent pace for most projects. Go in there or visit www.jaypeegreens.com for construction updates
