    Agreed that presently there is Oversupply, but eventually within the next 3-4 years, as and when the land bank gets saturated, the break even will emerge...also, keeping in mind that the metro project will gradually be completed, hence, there are no ways that the prices will go down year after year...4 yrs down the line, prices will shoot up considerably.
    Also, keeping in mind that Modi and BJP/NDA might take centrestage and may win 2014 elections, its definite that the economy will be flourishing and the first impact will be on RE in terms of appreciation.
    The bearish trend as of now is also to do with the prospective elections and Congress UPA at the center. This will change once BJP/NDA comes.

    In long term supply and demand conditions do not remain same more specifically in a country like India which has demographic dividend. Therefore, I feel your bearish outlook might not be true 3-5 years down the line. Having said that, 2013 and 2014 till diwali is going to see bearish trend but one will start seeing upside in demand from next diwali onwards. During this period, one can see great movement in resale market driven by investors as rates are attractive and stable for the past 6 months and expected to remain so in next 9 months at least. If one has money, its a good time to invest.

    When vaishali was being developed, one would hear similar suggestions of over supply. Same is true for Vasundhara, Indirapuram and Crossing Republik. In the interim period, the supply at these all locations was in access however over a period of 3-5 years, the situation was reversed.

    Noida will continue to see migrants coming and new opportunities being created. Although historically during BJP rule, real estate has seen least growth but this time prices will be driven purely by demand. The economy has already seen the bottom. Its cant go below then this and will go up only. Mind it, if BJP comes, a lot of focus is going to be on MSME (Medium and Small Scale Enterprises) and China like cluster based development can be expected to strengthen domestic economy. In NCR, Noida is the hub of MSMEs.

    I am foreseeing average rates of around 6500 to 7000 in year 2015-2016 till such time Bahanjee comes back in 2017. Thereafter, one cant predict because she might create another NE or Expressway to increase the supply.

    I totally agree here, when indirapuram and crossing was being developed, everybody used to say its over supply seeing at skyscraper. Sentiments were prices will come down when possession is near. But nothing like that happened.In fact Prices have increased over 50-60% in IP,Crossing Republic in last 2-3 years.

    In india things works in reverse fashion. First residential comes then commercial. To me Greater noida looks underpriced if i compare it with Expressway,7x series where difference is of 1200 to 1500 psf . To me looks like in NE is going to be central noida down the 5-6 years as this is the area where i can most end users have taken flats.Already in crossing rates are 3500/3600 psf in crossing republic and NE is much better location.To me it seems safe bet.

    It tried my best for sportswood but not getting anything below 4800 AI under 10 th floor. Is it a good price for sportwood from investment point of view?

  • Hi Friend, if you are exploring in 5k (AI), you can get Paras Tierrea, Ajnara Daffodil, Amrapali Silicon city, Amrapali Platinum, Shubhkamna Tech-homes, Today's Ridge (Sec-135) etc projects where you can get flats in resale (almost 85-90% completed).

    Ask supreetlucky and he can share more projects at around 5k(AI).

    Ofcourse, if you are looking for cost-efficient flat, you need to work on it :-)

  • One of my relatives checked on the approvals and as per the Gaur marketing guys, the environmental clearance is already applied but will take 1.5 years to get the approval. I am not sure if Gaur is allowed to start construction without the approval in place.
