        Dinesh bro-what is avl and can be seen is better than what is in dreams. UGCC and WT are projects for the next generation.

        If anything the size (on a relative basis) is smaller - do you not think 4000 sq ft should be a minimum criteria for this.

        Size is one criteria, interiors are another, density is also a huge factor.

        Loading - well, in MOST true luxury settings Loading is high and even expected. As the common areas are shared by much fewer people - should loading really be a criteria (unless it is ridiculous). Infact low loading - believe it or not may be in indicator of less exclusivity (MAY BE - not saying IT always would be) as more people would share common areas - and hence could actually take away from the luxury tag.

        Loading is a calculation which builder holds closely. Its a way to increase profitability without giving many details.

        Timelines - well, could be considered, but the intent of the thread was - which will ultimately be the 'most .....' of the current lot which is launched.

        Pls rename the thread - The best apartment in Noida WILL BE.........
        Can you still make an attempt from the current options
        Lotus 300 according to me will be a great option.

          If I have to purely rate on execution speed .. out of the above options i would say lotus 300 is the best

              Well - you are correct on the semantics of the thread title.

              Sure - but size is easy to quantify - density and specs are a little more difficult. Did you find any of the choices having poor specs / high density - if I had < 4000 sq ft - we would have 20 more choices, and focus could be lost

              I know about this WRT loading. Point is loading and luxury identification are NOT synonymous. In my mind loading IS VERY important. Still I feel projects with high loading could well qualify as the 'Best...'

              Yes L300 is a great choice

                Dude - I did evaluate - I have seen the NE sample flat (3340 or so sq ft) which was more than half decent (small kitchen - I still remember).

                It was however < 4000 sq ft though and didn't meet the grade.
