Friends,

Lets state the name of projects that are going to deliver flats in 2013. Lets also state the number of flats being delivered (since some projects will deliver phase wise). Maybe we can also mention the current ALL INCLUSIVE resale rate range too (of the flats/phase being delivered in 2013)

I think it would help many home buyers looking for NEW RTM flats among thousands of choices unlike in previous years when we had limited projects/flats being delivered.

After every day or two I can collect all data and summarize in a single post.

example (with dummy numbers):

1. Jaypee Pavilion Court : 300 flats 6500/- to 7000/-
2. 3C Panache : 450 flats 4800/- to 5500/-
3. 3C Boulevard : 600 flats 4800/- 6200/- ( i think we can include the recently delivered flats too here)

.. other sector 137 and sector 7X flats....

  • I think year 2013 will be landmark in terms of properties in Noida that offer possession. 2012 was not-so-good in this regard, I dont think more that 2-3 thousand flats (just guessing) would have been actually handed over to end users considering all of Noida (Eway/7X/etc). I hope and pray things improve in 2013, hopefully close to 20K flats (if not more) would come for possession. Lets see.

  • Ok guys, i will start with two projects in which I have interest in and have the latest status info.


    1. 3C Lotus Panache :
    - 1000 flats in 2013.
    - current AI resale rates : 4700/- to 5400/-


    2. ATS ONE HAMLET :
    - 1000 flats in 2013
    - current AI resale rates : 6300/- to 8300/-



    ATS OH : I think all flats will be delivered by end of 2013, hence ~1000
    3C LP : I think Towers 5 to 16 and T-30 will get delivered in 2013, hence ~1000

    - AI resale rates : ~5000/-

    - AI resale rates : 4300/- to ??


    Assuming first two project will be fully delivered in 2013

    Couple of folks in their yahoo group are ready to sell their 1300sqft flat at this rate. and they are not finding buyers easily. So I assumed this is the lowest price. Bigger flats are probably commanding higher price but I do not have data.

    Akash, I just checked the construction status of Aman-1 on jaypee website (31st Oct'12) . It does not seems they can deliver 1500 flats in 2013. Are you sure ? How many towers you expect to be completed in 2013 ?

    Why I doubt ? Because Pavilion Court at such an adavnce stage of finishing is itself 4-5 months away from possession.

    Kalypso we might get Tower 1, 2 and 15, 16 internal/external finishing going on though Q4 at best. Resale at 8-8.25k.

    Imperial and other towers of Kalypso not before Q1 '14

    I agree, lets take 50% of Aman for '13. This is likely. Remember Aman is light on specs, should be easier/faster to finish.
