      1. digging the hole - 3 years - 2014 (fact - the extrapolation basis)

      2. basement - 3 years - 2017

      3. 4th floor - 3 years - 2020

      4. 8th floor - 3 years - 2023

      5. top floor slab - 3 years - 2026 (pace of construction picks up)

      6. brickwork completion - 2 years - 2028 ( now its real quick)

      7. plumbing completion - 1 year - 2029 (wow, what pace !!)

      8. electrical work completion - 1 year - 2030

      9. internal finishing - 1 year - 2031

      10. extenral finishing - 1 year - 2032

      11. common facilities - 6 months - 2032 end

      12. apply for authority permission - 6 months - 2033

      13. possesion offer starts - Mid 2033

                  A few points to note

                  l. JP will pay compensation. It will amount to 2 to3 percent of payments on clp which is same as rental yield in india since last payments and registration are excluded from sunk capital. Only very small builders cheat on the 5rs psf. Premium projects of jp get 10 rs psf which difference other builders havent committed to. So delay works in some peoples favour i.e. those who want to take delivery and register but not live there until retirement or rent out. Works out better than rental being hassle and tax free with less capital sunk and no maintenance. So you lock in at 2009 or 2010 prices but earn compensation and slower payment demands. Those with tranche emi are getting almost 20 percent discount due to reduction in interest amounts and benefit with delay as long as there is no default on delivery. And because of delay it becomes possible to make payments from savings and delay need for loan almost to the point of eliminating need of bank loan.

                  2. Epd is a good way to earn tax free 12 percent rather than 8 percent taxable. I would recommend this after lower basement completion is achieved.

                  3. Jp is improving delivery capacity which it had miscalculated for the massive scale. Despite GN it was a novice because there all were rich customers for luxury in small numbers

                  4. After experience of first delivery especially klassic and kosmos the speed will ramp up massively

                  5. Kosmos launched in 2009 is on track compared to other bookings done in 2009 in noida and ggn with similar stage of construction

                  6.klassic is delayed. Also pc ph.

                  7. Subsequent launches after kosmos also slow compared to other 2010 launches of noida and ggn.

                  8.later launches have 4 year commitment
