2013 & 2014 - Jackpot year for Sector 100 & 107 buyers

  • 2013 & 2014 - Jackpot year for Sector 100 & 107 buyers

    Year 2013 & 2014 will be the jackpot year for sector 100 and 107. Prices will appreciate like anything mainly because, these sectors will be fully liveable.

    Two projects - LB and Vanalika will see possession happening in the first and second half in 2013. L300, Sharanam, AHB, will be almost complete by second half of 2014.

    2014, LB will be fully completely ready and around 3500+ families will be residing.

    Pathways school, is already functional. 75 mt. road looks awesome, in day and night time.

    Construction of other projects (except, Edifice & Hanging) are in very advance stage and they all will start finishing work in 2013.

    Neighboring sectors such as 110 and 45 will also be accommodated by similar no of families.

    Expect prices to be around 7000-7500 in 2013 and 8500-9000 in 2014 in resale from the current price of 5000-5500.

    I think Vanalika ka abhi structure complete nahi hua hai. How will it give possession in 2013?

    Also, expecting LB to be 100% inhabited is too optimistic.

    I agree on the prices mentioned though. Coz they are not a big jump from the current rates.

      By the end of 2014: While entering from 75 mtr wide road from Noida expressway Lotus Peak (43 stories) & SHARANAM ICON Tower (approx 40 stories) opposite to each other on this road create marvelous entry view of the locality.

        I believe all sectors in allover India will zoom once the world economic outlook gets clear. Many people with money are sitting on the fence with an 'wait and watch' mode. They all will jump in once the furute direction is cleared.

        I believe, we will have a clearer micture by middle of next year. We had enough of recession from 2008. Ab bas karo aur age bado!!

          Tejas bhai.. pata chal raha hai ki u have bought or planning to buy a flat in these sectors

          Prices there are in range of 5000/- and considering the economic slowdown, after 2 years you can expect 10-12% return, so prices there can be around psf..6000/- to 6500/- psf in 2015

              In light of the latest scam involving sector 140 or something, Is sector 107 scam free?? or will some government body or farmers lay claim to land in this sector too?

                Guys, It sounds very very optimistic... in my opinion possession in 2014 LB being fully functional is very optimistic... as of now what i know only first 5 towers have been delivered for possession and rest are still waiting ... It will take another 7-9 month for second phase of LB..god knows about rest of the phases and dont forget about Lotus Peak in LB for which construction has not even started...it will take another 4-5 years minimum considering its height and its specs...

                Also i get a feeling that in year 2015 there will be a dip in prices for a short while as there will be lot of availability in sector 100, 107, 76, 77, 78, 45, 137, 143... I might be wrong but this is my gut feeling....

                  You feel these 40 story structures would be ready in just 2 years? In 3 years, Great Value couldn't build even 20 stories!
