    100 and 107 is almost same. The locality with 75m wide road looks so amazing... will be even better when, flats owners starts dwelling in.

    after this, sector 45 and 110 comes. But for an end user, 100, 107 locality will be pure heaven.... with a premium gentry.

    Pathways has already started adding beautiful colors to the locality.....

      still to be launched 107

      Is there any group housing plot or part of plot still to be launched with some residential flats. I guess Amarpali & Sharanam ICON tower.
      Others input??

        yes, Amarpali has land... will be launching its high end project somewhere in mid of 2013. This will be on the lines of Edifice.

        Sharanam also will be launching its ICON tower.... both these will be road touch and road facing.

        these will further help in increasing the property prices of these belt.

              Add ATS One Hamlet , as its very near to it.
              I think this area will get fully inhabited in next 7-8 years time.

                How would you rate these properties of sector 100/107 in terms of best society to live in:

                I think Lotus peak, Sharnam Icon, Lotus 300 and Edifice will be one category to compare. Espacia, Sunworld, Sharnam another category. And Amprapali HB and HG and Boulevard yet another.

                  anyone resale available for sharanam? looking for 3 BHK, between 1st - 4th floor. this would be purely for investment purpose.

                  reason i'm choosing this project.

                  1. Best location plot with three side open in sector 100-107
                  2. Best layout and open green area, more so since they have scrapped tower E and I and converted it into green area.
                  3. Floor plan looks good
                  4. Checked the satellite pics in wikimapia .. and it looks awesome among all the sector 100-107 project .. very open.
                  5. In this area.. Builder rates looks attractive with Rs 5500/- and can get 4% discount (i have checked this with builder, last month)

                  Few question which are still hanging..


                  1. what is the current resale rates for sharanam?
                  2. Status of construction (i do not live in NCR).
                  3. Heard that builder has some cash crunch and is not able to execute the project.
                  4. There is absolutely no hype for this project.
                  5. Sharanam thread in IREF is almost dead.. noone talks about this project.
                  6. in the range of 2-3 yrs.. what price we can hope we can make for this project.

                      My opinion -

                      1. Lotus 300 is best out of lot. No other project is worthy of even comparing.. Project has all the ingredients of a fantastic end user project unless 3C deliberately screws up for quick bucks!!!
                      1A. Lotus Peak - As of now, not much clarity. totally being run by investors. will take min 2 yrs to stabilize..knowing who all are invested, it will surely give reasonable pre-launch return in the next 2-3 months...atleast that is what's been planned till now...
                      2. Edifice - a good long term bet...Product specs and location is very good...Has a good potential in medium term...from an end-users perspective, one shd have atleast 4 yrs horizon...has given good returns to investors,,,still holds reasonable potential..
                      2A. ATS One Hamlet - Just the brand valuation!
                      3. Espacia - best category to be invested in, seems spurt is due in the next 6 months as held by all end users..Investors have already pocketed gains and moved out...has potential to touch 7k in abt a year...
                      4. Sharnam and Vanlika are pretty much similar...Good for people who are not too brand conscious..first time developers...location of both the plots are good....I would still prefer Sharnam over Vanalika because of layout and plot location (adjoining 300 and facing peak and espacia)
                      5. Boulevard - As was expected a fantastic MIG end user project....The club is haping up really well and will be the life saver for a lot of project and localities like Sector 46/47/105..because of this project, the entire locality will benefit...
                      XXX. Amrapali - Not worthy of comments...

                      PS - Safe to assume, I have vested interest in all of the above projects except Amrapali!
