Friends i would like to get your honest opinion about a important decision which i have to make very soon. Situation is
I got a ground floor flat from Gr. Noida authority in Omicron -1 through the lucky draw. I have to pay 51 L for a 120 sq. mt flat on ground floor (which i think is on higer side-right now, cannt say for future). I myself visited the location and found that there are many constucted houses/apartments by authority. The constuction is also going on in full pace for the remaining area. But there is no one living there and looks like it will take good amount of time before people starts coming there.
Other option i have is to go for Noida extension or sector 143/137/78/77 where i can get a similar unit for the same budget from a private builder.
My need is to get the house for my own living. and i can wait for 2 years for the completion. Please advise..Any suggestion will be highly appreciated.

    Is it BHS 15/16.

    First: Check ready to move (RTM) in flats rates, if 51 lacs is 20% less then RTM, then only go ahead otherwise stay away. Better u surrender & buy ready to move in.

    One more thing what I feel for flats (not plots/not builtup houses on own plots) in gnoida, its a Draw only there is nothing like lucky draw (yes you may say traping draw), so better forget about luck inspite of becoming unlucky.

    GF is risky , better go for builder society. only benefit with GN allotment is generally they are RTM. But are not livable.

  • Thanks for the reply..Yes..i got it through BHS 15 allottment..one thing which i can think of right now is that i can still keep this flat and after 3 years..i can think of selling it with the appreciated value and can buy the flat in expressway or noida 7x sectors with the amount i will get after seliing it..although i am not sure wheater the value of authority flat will increase in the same way like the value of similar property in noida/noida extension sectors..
