Board irons out development bottlenecks

NOIDA: Several development projects were approved in the joint board meeting of the Noida, Greater Noida and Yamuna Expressway authorities on Friday. Even though the main focus remained on boosting connectivity and developing industrial clusters, the authorities even attempted to pacify agitating farmers by amending provisions related to land acquisition.

Noida Authority CEO Sanjeev Saran said rapid population growth has led to an urgent need to improve the transportation system. An additional 170 buses, including 20 semi low-floor buses and 50 feeder vehicles, will be started at the cost of Rs 40.5 crore. "The Authority will develop the city bus terminal in Sector 82 on 3.9 hectare with world-class infrastructure," he said.

Concerned over rampant accidents on Noida-Greater Noida Expressway, an Rs 15 crore Intelligent Transport System (ITS) will be installed to monitor and manage traffic flow.

To counter farmers' agitation, the board passed several amendments in the provisions to sort out abadi regularization, disbursement of developed land, enhanced compensation and inherited and non-inherited property issues.

"The land in Gautam Budh Nagar district was acquired in three phase in 1976, 1979 and 1997. Earlier, those farmers whose land was acquired in 1976 were eligible to get 5% abadi land, while those whose land was acquired between 1979 and 1997 were kept out of pool. The board has approved to grant abadi land to these farmers too," said Rajesh Prakash, administrative officer, Noida Authority.

"The minimum size of developed plots to be given to farmers whose land was acquired will be 40sq.mtr. The 5% developed plots will also be given to those farmers who were found eligible for plots below 40sq.mtr," Prakash added.

Around Rs 650 crore has already been disbursed towards enhanced compensation to farmers and the board has approved another Rs 450 crore. For village development work, the engineering department will not need approval from the land records department now.

The number of highrises in the city is expected to increase in the next two years, so there is a need of updated fire safety infrastructure. "The Authority will buy 72m hydraulic machines in case of fires in highrises," Saran said. A 1MW solar power plant will be developed on a 5 acre plot over the Sector 135-152 irrigation drain mainly for streetlights.

  • CHANGE OF LAND USE AND THE MASTER PLAN 2031 NOIDA......With the revival of economy in sight and no of initiative are being taken by new central govt to promote SEZs all over India .....many states are planning SEZs to boost industrialization in there area...... the news we are hearing ( if true)....the decision of noida authority to convert planned SEZs on noida greater- noida expressway at this juncture is not understood.........where in whole of UP you will find a better location for SEZs than one which were planned on noida-greater noida expressway as in 2031 noida master plan.......now when we are dead sure that great indian economic story is going to unfold in coming days, the denotifying these SEZs and changing there land use is surprising......noida and in turn UP is going to loose huge potential that noida- greter noida expressway was holding for the state.......this stretch of land if used for SEZ could have proved a real gold mine in generating huge revenue to the state to alleviate poverty from the state in the coming days.....I dont see any other location in UP as promising as was this for industrialisation......THESE ARE PURELY MY PERSONAL VIEWS.

  • I read somewhere that since 2006 around 700 SEZs were approved and out of which till date only 170 SEZ are operational.

  • that was because of economic slump from 2007 to 2013....things are changing ...India will once again be on 7% to 8% growth trajectory in coming days.....SEZs will revive........no developing country can grow at 8% without industrialisation ...and for that Special Economic Zones (SEZ) are must.......it is up to central and specially the state govt as how they attract industries/companies to SEZ. Noida-greater noida expressway is the ideal location for such activity.

    Builders have lost their ethics and so do the U.P. Govt who goes shand in hand with builders without any marginally worried for the people who have put their hard earned money in their dream houses.
    It is a good Gandhian way to show protest. Otherwise many more defamation cases builder could file to buyer. After all they have money power.

    The SEZ story is intact. I'd rather say it's the SEZ state administration which has flopped and makes it unattractive when compared to other private options.
    Case in point: the Noida SEZ (NSEZ), sector-81. Even after being in existence for more than 20 years, it still has the vibes of 90's, very poor infrastructure and a pencil-pushing administration.
    Duniya kahan ki kahan ponch gayi hai, aur ye babu log wohin atke pade hein.

    I guess most of the remaining successful SEZ's would be from Gujrat and southern states.

    I would like to draw attention of all the Hon’ble Chief Guests of Bhoomi Pujan Utsav , Office bearers and Members of the Aggrasain Committee to the fact that the person Sh.Pramod Goel who is the presiding officer of the function and chief patron of the society is also the CMD of a construction company “M/S Victory Infraprojects (P) Ltd” which inflict cruelty, abuses, beating and man-handling on its site engineers if the site engineers protest against the sub-standard quality of construction and material used by the company at its construction site in Sector 143, Noida.
    The company tries all methods to silence the voices of honest and ethical staff members who try to raise protest and voice against such dangerous and malafide construction. The management of this company is involved in rampant construction of residential units which may be unfit for human living.
    One such casualty of their misdeeds is my son, Late Sh.Poras Garg who ” who expired due to cruelty and harassment inflicted by the senior management, staff and contractors of this company. Attached is a letter detailing all the chain of events of death of my son sent to Mr Pramod Goel but which has still been unanswered by him.
    In light of this all the Hon’ble chief guests are requested not to attend the Bhoomi Pujan Utsav of a project whose presiding officer is a person whose company is culpable in death of a innocent upright engineer. How can a project of such importance and magnitude be safe in the hands of a person whose company is guilty of death, sub-standard construction and all the possible unethical business conducts?

    Not only that, the hospital project is being shown as a CSR activity project on its website by the company of Sh.Pramod Goel (Victory Infraprojects group), whereas this same Victory Infraprojects Group leaves no stone unturned in inflicting mental cruelty on its employees.     Dear All,
    My son Sh.Poras Garg was working as an engineer with M/S Victory Infraprojects Pvt. Limited at their site in Sector -143, NOIDA. He was an upright and honest worker who tried to bring to light the bungling and cheating being done by the management and contractors at the site in the construction of building. He was therefore harassed, humiliated, mentally tortured and cruelty inflicted on him by the owners, management and staff of the company to fulfill and safeguard their ulterior and nefarious motives. My son was unable to bear this huge mental torture and humiliation and met with a fatal accident on 6/9/2014 and succumbed to the injuries.
    Synopsis of Case of Late Sh. Poras Garg:
    1. Late Sh Poras Garg joined Victory Ace Project of Victory Infra at Sector 143, Noida on 2/6/2014
    2. Monthly salary Rs. 30,000/- per month was committed by VICTORY GROUP (joining letter was issued by the company but salary was not mentioned in the same)
    3. Late Sh.Poras Garg was initially told to monitor two towers only but after few days the site in charge gave him more responsibility. At the time of joining, slab no. (story) 7th was being casted at the site , however such was the speed at the site that one slab was being casted every 12 -15 days (without considering any quality specifications , the idea was to cast slab as fast as possible and demand money from the customers). There is no quality control, poor material was being used and even the seniors were not interested in checking the quality of materials/Steels as the Contractor of the site Mr. Pradeep, Gupta , is a relative/brother of Mr Pramod Gupta CMD, Victory Infra Projects Ltd.
    4. Late Sh.Poras Garg was upright and ethical person who wanted to deliver his duty sincerely and therefore took keen interest in his job of quality control and checked the construction process and material with full diligence. He noticed many lapses in the quality of the towers being constructed and he started bringing to the notice of his seniors, site in- charge and contractor the lapses and acts of omission and commissions.
    5. On the contrary he was harassed and humiliated by the site incharge, by the contractor, when he pointed out the lapses in the quality of construction and material. They tried to shut him up and when it was clear to them that the boy will report the matter to the MD they started harassing, humiliating and abusing him. They exploited the young boys insecurity about the continuation of job.
    6. On 28/8/2014 Late Sh.Poras Garg went to the head office of Victory Infra to report the matter of poor quality and harassment at site to MD, however he reported the matter to HR deptt company as he was denied audience with the MD, the HR people also played dilly dallying and tried to hush up the matter.
    7. It was clear that the entire management of Victory Infra is hand in gloves (including the CMD, the HR deptt , Site Supervisor, Contractors etc) and their aim is to do sub-standard construction and loot the public and they will not tolerate any objections by upright people like Late Sh.Poras Garg.
    8. Late Sh.Poras Garg pursued the matter vigorously thru phone calls and SMS with the HR Deptt after 28/8/2014 and also did his best at the site till 2/9/2014 despite abuse, taunt and humiliation by the site supervisor and contractor.
    9. On 2/9/2014 Late Sh. Poras Garg was abused and humiliated at the site and threatened by the contractor not to enter the site again, he was threatened to be thrown out of the site by force and man-handled. He was mentally tortured and harassed.
    10. Thereafter Late Sh. Poras Garg approached the HR Deptt of Victory Infra to know the reason for such inhuman behavior and expressed his desire to meet CMD. He reported the matter to Mr Khanna Deepak (senior officer at Victory) about this abusive treatment given to him and the very unethical and abrupt way to terminate without any written communication and reason.
    11. It is to be noticed and mentioned that on this fateful day ie 6/9/2014, late Sh.Poras Garg was constantly trying to call and speak to the HR deptt of Victory Infra, his phone call records is a live proof of the same (details of calls in mentioned later in this letter).
    12. Already under such huge humiliation and mental coercion Late Sh.Poras Garg was again humiliated and mentally harassed in all the calls that he made to the management on the 06/09/2014 resulting in his getting mentally tortured and depressed thereby losing his bearings and meeting the fatal accident.
    13. Late Sh Poras Garg expired due to the fatal injuries of that accident which occurred at about 4PM on 6/9/2014 at NOIDA.
    14. After his death , we (ie family of Poras Garg) went through his phone records on 10/9/2014 and therein we discovered all the sms and voice recording which is a screaming proof of the above narrative.
    15. After this we tried to contact office mates of Poras Garg to know the truth, at first they tried to avoid us but later they came to our house on 12/9/2014 and naraated a horrific tale of mental cruelty, harassment, abuse and even man-handling and “Maar Peet” which was inflicted on Poras Garg at the site and also that this treatment is meted out to anyone who tries to interfere in the nefarious plans of the management at Victory Infra.
    Now the issues which arise are:-
    (a) The towers and construction of the Victory Group projects are very sub-standard and not fit for human living.
    (b) That the upright employees at Victory Group are mentally harassed and tortured by the contracters and management.
    (c) That Victory Group resorts to unethical and unprofessional practices and is looting the customer as well as the employees
    (d) That the VICTORY GROUP IS CULPABLE IN THE UNTIMELY DEATH OF MY SON SH.PORAS GARG
    (e) We all must now take up this cause of harassment and humiliation of upright employees by the builders and their contractors for their petty gains which is rampant in Victory Infra (could be in other builder companies also). We must fight against this mafia of unscrupulous builders whi try to hush up all objections against their wrongdoings in most unscrupulous ways.
    Through this letter I hereby openly accuse and charge the Owners, Staff, Directors, Senior Management , Contracters (who is it seems brother of the MD) with constructing a sub-standard building in connivance with each other and when their nefarious activities was bought in light by my son, he was harassed, humiliated, mentally tortured. Mental cruelty was inflicted on my son resulting in his accident and death
    Such builders must be bought to book, they must be punished and charged and a mass boycott of such builders be done by the civil society, as such there is no point buying properties of builders who produce sub-standard properties wherein quality control is totally ignored.
    While writing this letter and posting this to all concerned I am sure the builder and his goons will try to inflict cruelty on me and my family, they will try to hush my voice they way they did that of my son. But as a responsible citizen, aggrieved father I though it is my duty to complete my sons unfinished task and bring before the world the misdeeds and nefarious intents of Owners and management of VICTORY INFRA.

  • IDFC Ltd has signed a share purchase agreement with real estate funds managed by global investment giant Blackstone for selling its entire holding in its subsidiaries Galaxy Mercantiles Limited and Neopro Technologies Private Limited, the company said in a BSE announcement.

    The announcement, which came after market hours, did not disclose financial details of the transaction.

    This development comes weeks after IDFC announced it is looking to monetize two of its commercial real estate investments in Noida and Pune.

    Galaxy Mercantiles Ltd owns and operates fully developed 1.36 million sq ft IT Park located at Noida in the National Capital Region. In 2011, IDFC had invested Rs 500 in the SPV which is promoted by DLF.

    Neopro Technologies Private Limited operates a SEZ in Hinjewadi special economic zone (SEZ) near Pune for information technology (IT) and information technology-enabled services (ITeS) firms. Back in March, 2013, IDFC invested Rs 250 crore in the asset which also houses luxury residential space.

    IDFC Alternatives, the private equity arm of IDFC, recently flipped its plan to raise a commercial realty focused fund and is now raising a Rs 1,000 crore fund focused on residential assets from offshore investors.

    Blackstone, the world's largest alternative investments fund manager which invests in India out of its global fund, is currently looking to raise around $16 billion for its new flagship buyout fund.

    It has been aggressive in picking large commercial realty assets. Early this year it completed the buyout of Vrindavan TechVillage (VTV), a large business park in Bangalore, from three of the four stakeholders along with southern realty major Embassy Group.

    The deal was routed through Embassy Office Parks, an equal equity JV between Embassy Group and Blackstone. Embassy Office Parks picked 60 per cent stake in a deal which valued the property at Rs 1,951 crore ($324 million), including debt. The park has been renamed Embassy TechVillage.

    Lakhisarai SP Ashok Kumar said the police secured NBW for the arrest of Anil Kumar Sharma, CMD, Amrapali Groups, New Delhi, Anita Singh, principal of the Vidyapith, and Rajendra Prasad Singhania, a member of Vidyapith Trust, Lakhisarai on Saturday as they are the named accused in the murder of Sharatchand on August 2 morning.

    Sharatchand was shot dead while taking tea on the verandah of his residence at Lakhisarai. Dr Praveen Kumar, a physician of Lakhisarai district, was arrested by the police after the murder on the statement of slain Shartchand's wife while the other named accused went underground including the CMD, Amarapalli Groups of company, Anil Kumar Sharma, Dr Anita Singh and Rajendra Prasad Singhania.

    The SHO, Lakhisarai PS, said police have filed petition before the court of the chief judicial magistrate (CJM), Lakhisarai, on September 11 for issuance of non-bailable warrants of arrest against the three accused which was disposed of on Saturday by the vacation in charge of the court of CJM Raghubansh Narayan.

    The SP said police will rush to Delhi to execute the warrant against the CMD of the Amaarpalli groups Anil Kumar Sharma shortly.

    Meanwhile, Anil Kumar Sharma and others have filed applications seeking anticipatory bail in the court of the district judge, Lakhisarai. The court has fixed October 9 for hearing the petitions and asked the prosecution to submit case diary related to the petition, sources said.

    And the builders can't deliver - I would suggest that rs 50 per sft is a small price to pay - just pay and get the flat

    Much appreciation is expected when the others fail ! Also super area is bound to increase - all this is in the anvil !
