Board irons out development bottlenecks

NOIDA: Several development projects were approved in the joint board meeting of the Noida, Greater Noida and Yamuna Expressway authorities on Friday. Even though the main focus remained on boosting connectivity and developing industrial clusters, the authorities even attempted to pacify agitating farmers by amending provisions related to land acquisition.

Noida Authority CEO Sanjeev Saran said rapid population growth has led to an urgent need to improve the transportation system. An additional 170 buses, including 20 semi low-floor buses and 50 feeder vehicles, will be started at the cost of Rs 40.5 crore. "The Authority will develop the city bus terminal in Sector 82 on 3.9 hectare with world-class infrastructure," he said.

Concerned over rampant accidents on Noida-Greater Noida Expressway, an Rs 15 crore Intelligent Transport System (ITS) will be installed to monitor and manage traffic flow.

To counter farmers' agitation, the board passed several amendments in the provisions to sort out abadi regularization, disbursement of developed land, enhanced compensation and inherited and non-inherited property issues.

"The land in Gautam Budh Nagar district was acquired in three phase in 1976, 1979 and 1997. Earlier, those farmers whose land was acquired in 1976 were eligible to get 5% abadi land, while those whose land was acquired between 1979 and 1997 were kept out of pool. The board has approved to grant abadi land to these farmers too," said Rajesh Prakash, administrative officer, Noida Authority.

"The minimum size of developed plots to be given to farmers whose land was acquired will be 40sq.mtr. The 5% developed plots will also be given to those farmers who were found eligible for plots below 40sq.mtr," Prakash added.

Around Rs 650 crore has already been disbursed towards enhanced compensation to farmers and the board has approved another Rs 450 crore. For village development work, the engineering department will not need approval from the land records department now.

The number of highrises in the city is expected to increase in the next two years, so there is a need of updated fire safety infrastructure. "The Authority will buy 72m hydraulic machines in case of fires in highrises," Saran said. A 1MW solar power plant will be developed on a 5 acre plot over the Sector 135-152 irrigation drain mainly for streetlights.

    Union Minister for Surface Transport Nitin Gadkari will lay the foundation stone of the Rs 200-crore project at Manjhawali village in the district on Friday. The Union Government will bear the cost of the bridge. The project would take 30 to 36 months to complete.
    Gurjar said the ministry had prepared a detailed project report (DPR) on the project. "The bridge will connect Manjhawali (around 15 km from the Main Mathura Road on the National Highway 2) with Atta Naurangpur of Uttar Pradesh's Noida district," Gurjar said, adding that the project was a major milestone, as the demand for connectivity between Faridabad and Noida was a long-standing one. The bridge will reduce the travelling distance between Faridabad and Noida from 56 km to 15 km. At present, it takes an hour to commute between the two cities, as commuters have to travel via Kalindi Kunj in south Delhi that sees traffic congestion during peak hours. The bridge will provide a direct access to Noida and parts of Uttar Pradesh to villages and sectors located in Greater Faridabad. The bridge in UP will lead to Pari Chowk and will enable one to access the expressway to reach Noida and Greater Noida in a short span of time.

I have seen in fact few of people who have taken the interim possession and living in sunshine helios are protesting and shouting the slogans against the builders. AIse flats ka investors are asking 1 crore plus for 1575 sq feet.

    Very good news though and not for investors; it is good for buyers or end users. Aise hi projects mein paise lagate raho; projects complete karte raho and noida mein number of units of flats aur increase karte raho. Only thing, end users should not buy anything till the prices drops to the dust.
    Another good news is, all builders are putting a heavy maintenance fee on the flat owners whether posession has given or not. Builder is arguing about the maintenance fee to put the security ON; otherwise all the slum people or roadside people will start moving into these vacant flats at least to spend the night and utilizing the toilets. This is very much ON in the NOIDA 7X belts. SO now, an investor is paying EMI + minimum 5K to 6K monthly maintenance. Very good. Builder should also start putting the penalty for holding the property.

    Dont buy anything in sentiments in this hyped and manipulated price market. Job situations are really worse. So many firing is happening in the job.

    If you buy anything with sentiments and fall into huge loan and its EMI. Save your sleep and the life of family. Real estate prices in NOIDA is highly manipulated by builder, DALLAs and investors lobby. It is at least 35 to 50 % hyped. For some projects prices are increased by 60 to 70% in the name of imported tiles , marbells and fittings.
    Dont fall in their trap. Nevery buy till the prices drop by 40 to 60% and it comes in the range of affordability.
