NOIDA: Several development projects were approved in the joint board meeting of the Noida, Greater Noida and Yamuna Expressway authorities on Friday. Even though the main focus remained on boosting connectivity and developing industrial clusters, the authorities even attempted to pacify agitating farmers by amending provisions related to land acquisition.

Noida Authority CEO Sanjeev Saran said rapid population growth has led to an urgent need to improve the transportation system. An additional 170 buses, including 20 semi low-floor buses and 50 feeder vehicles, will be started at the cost of Rs 40.5 crore. "The Authority will develop the city bus terminal in Sector 82 on 3.9 hectare with world-class infrastructure," he said.

Concerned over rampant accidents on Noida-Greater Noida Expressway, an Rs 15 crore Intelligent Transport System (ITS) will be installed to monitor and manage traffic flow.

To counter farmers' agitation, the board passed several amendments in the provisions to sort out abadi regularization, disbursement of developed land, enhanced compensation and inherited and non-inherited property issues.

"The land in Gautam Budh Nagar district was acquired in three phase in 1976, 1979 and 1997. Earlier, those farmers whose land was acquired in 1976 were eligible to get 5% abadi land, while those whose land was acquired between 1979 and 1997 were kept out of pool. The board has approved to grant abadi land to these farmers too," said Rajesh Prakash, administrative officer, Noida Authority.

"The minimum size of developed plots to be given to farmers whose land was acquired will be 40sq.mtr. The 5% developed plots will also be given to those farmers who were found eligible for plots below 40sq.mtr," Prakash added.

Around Rs 650 crore has already been disbursed towards enhanced compensation to farmers and the board has approved another Rs 450 crore. For village development work, the engineering department will not need approval from the land records department now.

The number of highrises in the city is expected to increase in the next two years, so there is a need of updated fire safety infrastructure. "The Authority will buy 72m hydraulic machines in case of fires in highrises," Saran said. A 1MW solar power plant will be developed on a 5 acre plot over the Sector 135-152 irrigation drain mainly for streetlights.

    Some of the aftereffects that I can see

    - Investors will have to pay maintenance and do the resgistry. Registry cost in Noida now is joke. Circle rate for LB was 5200 which is a joke .
    And its going to rise ven more. Selling won't be easy as finding end-users won't be easy as well.
    - If they register and rent out , rents will have to be sufficient because builders have kept high maintenance charges. And how are people going to pay so much of rent when they are no earning that much. If somebody is not earning 1 lac he wont pay more than 25 k for his rent. Its not easy to earn 1 lac for so many people in Noida.
    -Don't expect Delhi people to live in thse super dense societies.
    Even DDA guys will prefer their flats.

    So, I think its very easy to identify a vicious bubble that is created in Noida and in Ggn as well. Its true for both cities but if FAR goes to 3.5 then Noida will be affected more.

  • Majority of Settlers in Noida societies today whether its sector 50, sector 93B, Porjects like ATS, Eldeco, etc etc....were people from DELHI

    These were the guys who wanted a better house than DDA, etc....more green...more open....bigger house....at cheaper price

    Visit any society and ask them...people from amar colony...sarita vihar..kalkaji...etc etc will be there...who shifted for BETTER HOMES...AND GOT THEM

    Thats the whole damn purpose of a suburb

    Thats what happens all over the world....

    Noida new sectors WILL NOT have such buyers from delhi...

    REASON....Too dense...Too crowded...Too congested..More Denser than delhi....and with more problems like electricity , security, hard water, no public transportation etc etc

    and above all SMALLER FLATS due to high loading

    THIS REVERSE TREND FROM DOWNTOWN...Meaning more denser than delhi and all other suburbs..will be the THUMBS DOWN factor for Most buyers

    Just wait and watch

    Noida is not the ONLY suburb of Delhi....there are many more...many options....

    specially at the prices asked by builders now...

  • even Ggn has a lot of supply . Only issue in Noida is high FAR but Ggn flats are 30-35% more expensive than Noida . They have high loading as well.

    Then why is Ggn a better investment bet than noida when noida flats are discounted because of that .

    Dude, Bad roads in ggn is almost history.. look at the changes that have happened in last few months.. GGN has real smooth roads.. And as far as infrastructure is concerned, I think Noida is doing well..specially if you look at infra that Noida is developing along Expressway.. Colonies are not even developed and infra is inplace.

    But Gurgaon is spending more and it's presence around NH8 and DLF and other top notch builders in GGn are making alot of differnece.

    Look at the massive projects in pipeline.. New Private Rapid Metor going to start soon and property rates on Golf course road are all in the range of 14 K's to 20 K's. Even depleted flats in gurgaon are in the rainge of 8 - 10 K's.

    I think this has lots to do with FAR. Extremely low FAR in Gurgaon and maintaining. But Noida is going to be disastrous. So much of empty spaces available aroud expressway and still they are increasing the FAR. Earlier increase in FAR had already increased gap in-between GGN and NOIDA prices. Further increase will make the difference even further and these property rates rule the investment. GGN is coming close to South Delhi and if same mentality of Noida Govt carries on, then GGN will be far far ahead of Noida.

    I live in GGN and have investments in Faridabad and Noida. Have gained alot everywhere but is max in gurgaon. Would like all of them to Grow.

    Simply repairing Roads once in a blue moon not going to work...
    where is drainage system, street light, foot paths, location display..nothing ..

    कभी मेरी गली आया करो' कॉलम के तहत आज से हम सेक्टर-30 की समस्याओं पर फोकस कर रहे हैं। 1986 में बने इस सेक्टर की गिनती शहर के बेहतरीन सेक्टरों में होती है। उस समय बने तकरीबन सभी सेक्टरों में कम्यूनिटी सेंटर की व्यवस्था है, लेकिन यह सेक्टर ऐसा है, जहां 28 सालों बाद भी कम्यूनिटी सेंटर की सुविधा नहीं है। इस वजह से यहां रहने वाले करीब 10 हजार लोगों को किसी भी फंक्शन आदि कराने के लिए दूसरे सेक्टरों के कम्यूनिटी सेंटरों, होटलों और बैंक्वेट हॉल में डिपेंड होना पड़ता है। हालांकि कम्यूनिटी सेंटर के लिए सेक्टर में खाली जगह पड़ी हुई है, लेकिन इस तरफ कोई ध्यान नहीं दिया जा रहा। इसके अलावा यहां कमर्शल गतिविधियां चलने से पार्किंग की समस्या बढ़ गई है। पेश है प्रवेश सिंह की रिपोर्ट :
    बस मिलते रहे हैं आश्वासन
    रेजीडेंट्स का कहना है कि शुरू से ही यहां कम्यूनिटी सेंटर बनाने की की जा रही है, लेकिन अधिकारी बरसों से सिर्फ आश्वासन ही दे रहे हैं। सेक्टर में इसके लिए खाली जमीन भी छोड़ी गई है, लेकिन इसका निर्माण कब शुरू होगा किसी को नहीं पता।
    भटकना पड़ता है यहां-वहां
    सेक्टर में आए दिन किसी न किसी के यहां फंक्शन होते रहते हैं। कम्यूनिटी सेंटर नहीं होने की वजह से मजबूरी में लोगों को बाहर होटलों और बैंक्वेट हॉल में बुकिंग करानी पड़ती है। खासकर शादी के सीजन में रेजीडेंट्स की समस्या बढ़ जाती है। दूसरे सेक्टरों के कम्यूनिटी सेंटर में वहां के लोगों को प्राथमिकता दी जाती है। कम्यूनिटी सेंटर न मिलने पर लोगों को या तो महंगे होटल या बैंक्वेट हॉल बुक कराने पड़ते हैं या फिर कहीं पार्क आदि में व्यवस्था करनी पड़ती है। सेक्टर में एक छोटा सा क्लब है, लेकिन इसका स्पेस बेहद कम होने की वजह से यहां शादी ब्याह के फंक्शन नहीं हो पाते हैं। बर्थ डे पार्टी या अन्य छोटा-मोटे प्रोग्राम यहां हो जाते हैं।
    बढ़ रही पार्किंग की समस्या


    सेक्टर में तमाम कमर्शल गतिविधियां चलने की वजह से यहां पार्किंग की समस्या बढ़ गई है। कीर्तिमान प्लाजा में कमर्शल एक्टीविटीज हेने की वजह से यहां सड़क पर जहां-तहां गाडि़यां खड़ी रहती है। इस वजह से सड़क की जगह कम पड़ जाती है। जिससे लोगों को आने जाने में परेशानी होती है। इसके अलावा सेक्टर के अंदर एनएमसी हॉस्पिटल होने की वजह से भी सेक्टर में अंधाधुंध वाहन आते-जाते हैं।
    क्या कहते हैं लोग
    शहर के लगभग सभी सेक्टरों में कम्यूनिटी सेंटर बनाए गए हैं , लेकिन यह सेक्टर शहर के बीचों - बीच होने के बाद भी यहां कम्यूनिटी सेंटर की सुविधा नहीं है। - नीतू चावला

    NOIDA: In a bid to minimise road accidents on the Noida-Greater Noida Expressway due to fog and poor visibility, the Noida authority has initiated the proceedings to make the expressway safer for motorists. To begin with, the authority has invited bids for installing a host of safety devices on the stretch between the Noida Gate and the Mahamaya flyover. The tender proceedings for installation of safety devices as part of authority's Intelligent Transport System on the rest of the stretch (between Mahamaya flyover and the Greater Noida entry point) will be initiated by the end of this month. According to the chief maintenance engineer (civil) of the Noida authority, AK Goel, the bids for installing the safety devices on the stretch between the Noida Gate and the Mahamaya flyover have already been received and the authority will begin work in the next couple of days. "The authority has planned to install a multi-crore Intelligent Transport System (ITS) to make the expressway safer for motorists. In the first phase, we will install safety devices between the Noida Gate and the Mahamaya flyover," Goel said. "Reflective Sign Boards, median markers, road studs and a host of other safety devices will be installed on this stretch. Considering the prevailing fog during early morning and late evening hours, we plan to complete this work as soon as possible," he said. Authority officials said that the tender proceedings for installing safety devices along on the 23.6km long stretch of the Noida-greater Noida Expressway between Mahamaya flyover and the Greater Noida entry point will be initiated by January end. "We have received presentations on the ITS monitor and manage traffic flow on the expressway and are currently finalising the project details. By the month end, we should initiate start the tender process," said Rajeev Yadav, the chief project engineer of the Noida Authority, who is in charge of the Expressway area. The authority has also allocated a sum of Rs 70 crore for resurfacing and widening of service lanes along the e-way. Bids have already been invited for the project and the resurfacing work is scheduled to begin in February this year. Other civil work along the e-way, including the construction of a traffic bulb under the Mahamaya flyover and conversion of five minor underpasses to larger ones will also begin soon.

    Zohaib..it seems like you are some multimillionaire..who has got 15 flats ..that too all in dlf Mongolias...or the other case might be you are a social worker who has got pain for other people....who is gareebon ka maseeha...and who cautions people before jumping....in any if the cases you are advised not to flow negative info for noida...
    The case is simple....everybody who buys a flat has already put hands inside his pocket....so it's we who decide what to buy and what not to buy..not you...thi forum is to share development plans...not horseshit.....

  • मोनो रेल की डीपीआर तैयार, यमुनापार में सफर 

    दिल्ली की शान मेट्रो ने सबसे पहले यमुनापार में ही सीटी बजाई थी और अब मोनो रेल के सफर की शुरुआत भी शहर के इसी हिस्से से होने जा रही है। शास्त्री पार्क से त्रिलोकपुरी के बीच 11 किलोमीटर लंबी लाइन बिछाने को लेकर दिल्ली मेट्रो ने विस्तृत परियोजना रिपोर्ट (डीपीआर) दिल्ली सरकार को सौंप दी है। अब परिवहन विभाग द्वारा इस लाइन को बिछाने की प्रक्रिया जल्द शुरू किए जाने के संकेत हैं।

    मुख्यमंत्री शीला दीक्षित ने मोनो रेल की लाइन बिछाए जाने को लेकर पूछने पर मंगलवार को कहा कि परिवहन विभाग इस मामले में गंभीरता से काम कर रहा है। सनद रहे कि दिल्ली राज्य औद्योगिक व ढांचागत विकास निगम (डीएसआइआइडीसी) ने मोनो रेल की पूरी परियोजना तैयार की थी। इससे पहले राइट्स ने भी इसके पक्ष में राय दी। बाद में मुख्यमंत्री दीक्षित की पहल पर मोनो रेल का डीपीआर बनाने का काम दिल्ली मेट्रो को सौंप दिया गया। मेट्रो ने यह रिपोर्ट सरकार को सौंप दी है।

    -यदि मोनो रेल परियोजना वर्ष 2013 में शुरू होती है, तो पूर्वी दिल्ली में यह 2017 तक दौड़ने लगेगी।

    -एक घंटे में 25 हजार यात्रियों को ढो सकती है।

    -इसके परिचालन में आवाज बहुत कम होती है

    -मेट्रो रेल की एलिवेटेड लाइन 15 मीटर की सड़क पर भी बिछाई जा सकती है

    -बहुत तीव्र मोड़ होने पर भी मोनो रेल को दिक्कत नहीं होती

    -इसके टायर रबड़ के होते हैं

    -यात्रियों को मेट्रो की तरह ही ऑटोमेटिक फेयर कलेक्शन गेट से गुजरना होगा

    -मेट्रो की तर्ज पर इसमें भी स्मार्ट कार्ड जारी किए जाएंगे। टोकन भी उपलब्ध होगा

    -प्रस्तावित किराया करीब 2.5 रुपए प्रति किलोमीटर है, जोकि मेट्रो के ही बराबर है

    -यह लाइन तीन मेट्रो लाइनों, दिलशाद गार्डन से रिठाला, आनंद विहार-द्वारका तथा मुकुंदपुर-यमुना विहार को जोड़ेगी

    Acting on an Allahabad High Court order, the Uttar Pradesh Government on Wednesday transferred ‘tainted’ Chief Executive Officer-Noida, Sanjeev Saran, and placed him on the wait list.

    The CEO, Greater Noida, Rama Raman, has been given additional charge in place of Saran, an official spokesman said here.

    The Allahabad High Court had on November 8, ordered removal of two ‘tainted’ IAS officers from key posts in Noida. Besides the CEO Noida, the other official was Noida Chairman, Rakesh Bahadur.
