Board irons out development bottlenecks

NOIDA: Several development projects were approved in the joint board meeting of the Noida, Greater Noida and Yamuna Expressway authorities on Friday. Even though the main focus remained on boosting connectivity and developing industrial clusters, the authorities even attempted to pacify agitating farmers by amending provisions related to land acquisition.

Noida Authority CEO Sanjeev Saran said rapid population growth has led to an urgent need to improve the transportation system. An additional 170 buses, including 20 semi low-floor buses and 50 feeder vehicles, will be started at the cost of Rs 40.5 crore. "The Authority will develop the city bus terminal in Sector 82 on 3.9 hectare with world-class infrastructure," he said.

Concerned over rampant accidents on Noida-Greater Noida Expressway, an Rs 15 crore Intelligent Transport System (ITS) will be installed to monitor and manage traffic flow.

To counter farmers' agitation, the board passed several amendments in the provisions to sort out abadi regularization, disbursement of developed land, enhanced compensation and inherited and non-inherited property issues.

"The land in Gautam Budh Nagar district was acquired in three phase in 1976, 1979 and 1997. Earlier, those farmers whose land was acquired in 1976 were eligible to get 5% abadi land, while those whose land was acquired between 1979 and 1997 were kept out of pool. The board has approved to grant abadi land to these farmers too," said Rajesh Prakash, administrative officer, Noida Authority.

"The minimum size of developed plots to be given to farmers whose land was acquired will be 40sq.mtr. The 5% developed plots will also be given to those farmers who were found eligible for plots below 40sq.mtr," Prakash added.

Around Rs 650 crore has already been disbursed towards enhanced compensation to farmers and the board has approved another Rs 450 crore. For village development work, the engineering department will not need approval from the land records department now.

The number of highrises in the city is expected to increase in the next two years, so there is a need of updated fire safety infrastructure. "The Authority will buy 72m hydraulic machines in case of fires in highrises," Saran said. A 1MW solar power plant will be developed on a 5 acre plot over the Sector 135-152 irrigation drain mainly for streetlights.

    7 साल बाद अथॉरिटी की तरफ से बिल्टअप फ्लैट्स की स्कीम 1 जनवरी को लॉन्च करने की तैयारी पूरी कर ली गई है। 31 जनवरी तक इस स्कीम में अप्लाई करने का मौका मिलेगा। विभिन्न सेक्टरों और कैटिगरी वाले कुल 866 फ्लैट स्कीम में शामिल होंगे। हालांकि फ्लैटों की कीमत मौजूदा बाजार रेट के बराबर होने पब्लिक में स्कीम को लेकर खासा उत्साह नहीं है।

    फ्लैट के रेट होंगे कम
    एनबीटी न्यूज ॥ नोएडा : सेक्टर-73 के ईडब्ल्यूएस फ्लैटों के आवंटियों को बड़ी राहत देते हुए अथॉरिटी ने हर फ्लैट की कीमत में 60 हजार रुपये कम करने का फैसला लिया है। 2006 में अथॉरिटी ने सिर्फ 2.50 लाख रुपये में इस स्कीम को लॉन्च किया था। अगस्त 2013 में ड्रॉ हुआ था। देरी के चलते निर्माण लागत बढ़ने की वजह से अथॉरिटी ने फ्लैटों की कीमत करीब 110-150 पर्सेंट तक बढ़ा दी थी। आवंटी इसका विरोध कर रहे हैं। अथॉरिटी के डिप्टी सीईओ अखिलेश सिंह ने बताया कि सीईओ के निर्देश पर फ्लैट्स के रेट रिवाइज्ड किए गए हैं। हर फ्लैट की कीमत 60 हजार रुपये कम करने का फैसला लिया गया है।

    the authority flats are supposed to be carpet / built up area. So if you convert even by optimistic approach of 20-30% loading , you will see that the rates are lower.
    But still it may not sound to be attractive for buyers, as there are so many options available with facilities in builders society

  • 'Change of guard in Delhi to fast-track Metro in UP’

    NOIDA: The change of guard in national capital has sparked hopes of a speedier Metro expansion in Uttar Pradesh. The UP-NCR development authorities have formed teams to follow up matters with Delhi government.

    Former Delhi chief minister Sheila Dikshit had earlier remarked DMRC should avoid work outside Delhi putting a spanner in UP-NCR Metro expansion. "We were skeptical about approvals from DMRC and the Centre. Now that Aam Aadmi Party has come to power and Arvind Kejriwal is a development-oriented person, Metro projects will also be expedited," a Greater Noida Authority official said.

    The Greater Noida Authority chairman has declared the Authority will lay the foundation stone of a 30km long Metro link between Noida's City Centre and Greater Noida's Bodaki next year. "My resolution for 2014 is that two authorities—Noida and Greater Noida—will start work for a 30km long Metro link next year. We will soon decide the date of the stone laying ceremony," Rama Raman, chairman of three authorities—Noida, Greater Noida and Yamuna Expressway Industrial Development Authority, said.

    The link from Noida to Greater Noida has been approved by UP Cabinet at Rs 5,000 crore. "The Centre will approve these two projects very soon. We have communicated legal as well as planning issues to the union urban development ministry. Once formation of NMRC gets the green nod, we will start work," Raman said.

    Dikshit had directed Delhi Metro Rail Corporation not to take up Metro extension outside Delhi, especially UP, in places ruled by political parties other than Congress. To speed up the project, the Authority announced the formation of Noida Metro Rail Company at a cost of Rs 1,000 crore. The Noida Authority and UP government have completed all formalities for NMRC formation.

    The authority has requested former DMRC managing director E Sreedharan to join NMRC as advisor. "We will finalize the name of the NMRC managing director soon," Raman said.

    Both are looking for 100 acres Land each.

    I am not too sure how come this news is printed or why companies try to send this message might be 10 year planning. My wife is in IBM and they already have a office in expressway which is almost lying vacant. I too joined the IBM Sector 62 office but had to leave IBM in a month because there were hardly any projects in Sector 62 and the whole office was more or less vacant. Recently IBM had asked all the Temporary Contract employees to leave.

    Also my sister is in Infosys and there also the situation is very bad. She was working in Infosys Chandigarh but then was asked to move to Hyderabad as they do not have any projects in Chandigarh.
