Hi Guys, I am searching 3 bhk flat for my end use. Size is looking around 1300-1400. I have zeroed on 2 property.

1. Prateek wisteria 1385 size
2. Purvanchal royal park 1315

I am much confused which way i should go. seeking help of members to help me in taking final call.

Prateek

+good layout, I liked it..suited in my requirement..additional store in advantage to dump household things
+full furnished

cons
+very limited inventory in fresh

Purvanchal
+trusted builder
+new tower launched so options are open
+flat layout is ok but fine given that 1315 area

Both are almost costing me same in fresh booking. Please share your view or suggest anything else..

    quality wise, both can be close... but Purvanchal is fair builder since I lived in their apartments, plus location is close to noida expressway which is plus point.

  • PW will be good option for short term investment, as the surrounding area is well developed.. sec 135 will take another 3-5 years to get developed.

    what rate u r getting in purvanchal?

  • I am also in the same confusion as RTM in sector 7x and 119,120 are 5200 AI.
    Prateek Laurel in resale is avlble at 5200 AI, RTM in 3 months

    Purvanchal is also giving the same price in fresh and would get in another area as area would be liveable after 2 years. But the expressway location what i think would be superior.
    Please suggest...

    Also all resale in other projects in sector 137 is below 5k as PRP resale is blocked so nothing can be said about resale rates of PRP.

    Is it a good price to enter PRP now for investment as well as end use

    Its same but looks to increase from next month. But in the new tower the park facing flats are above 13th floor. But their view and sunlight is good as south facing balconies and authority park is their.

  • IMO, any floor above 3rd/4th floor would not make difference as you will have to take lift unless one has fear from heights...
    I personally would prefer the park facing with sufficient sun light (from health perspective).

    any floor above 6-7 can be picked up based on your choice..tower location is very good as outside view is not blocked by anything..2 side surrounded by NA parks..
