Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    broker tell me 5800 all inclusive..
    not sure if i can buy in this range..still any idea about it..

    MIG means "Medium income group". Definition of MIG / HIG has changed recently because of the various options available now. Now you can classify... Middle Class, Upper Middle Class, High Class, Luxury Class....

    Everyone can have their own definitions for classification...

    But these brackets are related to monitory class, can we really differentiate?
    Or do we need somthing like below:
    Metro-MIG/HIG/LIG ~65 lakhs/~90 lakhs/~40 lakhs
    Tier 2- MIG/HIG/LIG ~30 Lakhs/~45 lakhs/~12 Lakhs
    Tier 3- MIG/HIG/LIG ~20 lakhs/~35 lakhs/~8 lakhs
    Tier 4- MIG/HIG/LIG ~15 lakhs/~25 lakhs/~5 lakhs

    If phase 1 its a very good deal, in pahse 2 its ok.

    This i have downloaded 20-25 days back.

    Just compare they increased the number of floor in tower
    20 to 27
    8 to 10
    and for tower 28 to 30 they increased 3-4 floor.


    3c marketing guys are so much active on internet marketing.The moment i had raised the point in google group that one of the tower shows only 19 floor but they have constructed till 20 floor (as per their project update). I had observed that this layout diagram was corrected after 2-3 days.

    I am exploring for buying out 2bhk for end use in LB. I am in touch with Investor clinic guys. As per them, fresh inventories have come up in phase 2 and 3 for all types of layout plans. They are quoting 5100 BSP and promising for further possible discounts once I finalize the plan and ready for negotiations.
    Please help me in finalizing. I am interested in ph2 2 bhk above 7th floor. what should be the ideal psf i should be targeting and negotiating on? please tell me all inclusive psf so that I can make up my mind for budgets. Is it advisable to directly get in touch with 3C guys rather than IC guys?

    Any clue what is builders official take on ph2 possession timelines? I need to shift within an year time?

    is this in DP plan?

    Ask all discount to be done upfront and don't accept any credit notes. Realization of credit notes is really difficult. Also, if you get the actual payable BSP reduced, service tax shall also reduce, which has increased further by 2% now.

    Don't accept the credit notes. Try to negotiate at 4900 INR.
